Its all about location as said. The areas that were right outside of "downtown" in the 50s and 60s that turned into the ghettos in the 80s and 90s are now location wise highly sought after. I mean proximity matters, you can live way out in the burbs or you can buy a lot in the gentrified areas and tear down the house.
Yes there are a ton of 1000-2000 sq ft houses being torn down in nashville so their lot can be turned into 3-4 4000+ sq ft houses.

Yea the cost of living out here is out of control. Got a flyer in the mail the other day for houses for sale in my area. I think the cheapest on there was right at $500 per living sq ft and those are usually torn down for the lot to build something more modern and larger on.
I am on the border of Hermosa Beach and Manhattan Beach. Both are now more expensive than Bel Air I read the other day.
Compton is only 30 minutes away from me. Been there once and don't care to go back.

What's weird is that the costs to rent a nice downtown 1BR or studio apt in LA is about the same as in Austin or Houston.

At 20 years old I bought an 1800 sqft starter home that was brand new in Watson for $85K. My ex wife's uncle lived in San Diego in a 50 year old 1400sqft home that he bought 15 years before for $500K and it wasn't any nicer than mine. This was almost 20 years ago so I can't imagine what it is now.

A guy I work with lives in Mission Viejo. Purchased his house 25 years ago for $185k. Valued now at over $850k. But his property taxes are about one-third of mine and my home is valued at $550k. His house would be worth $300k in my area. Maybe.
But he pays a shite ton of state income taxes. Like, between him and his wife they pull about $400k a year in income. They pay around $45K of that to the state. Not Federal. State. Holy frick.
He's looking to get out and sell the house.
