I bought mine on the Florida side of Goodwood almost 9 years ago. AMA.
Still a great neighborhood, but it is in BR. So yeah, you have to lock your car doors, get a dog, and secure your backyard. But aside from that, it's great. Lots of space, trees, and character. As far as bang for your buck, you can't beat it. The value of my home has increased significantly since I bought it. Looking to move in about 2 years though bc the kids are getting older, but I'd stay in Broadmoor if I could help it (just want something a little bigger).

Broadmoor itself is a great place to find good value in a home purchase. The issue is with the surrounding area. This can be said of many other decent areas in BTR, so that's not a unique situation. Regardless of which neighborhood you select, Id recommend three steps in your due diligence efforts:
1) figure out who the neighbors surrounding the prospective home are, and be sure that you'd be OK with seeing/interacting with them daily on a long-term basis
2) check the sex offender registry (although the deviants can be hard to avoid regardless of area)
3) make sure you are not moving in next to a group home.
Broadmoor has quite a few group homes, and while the majority of the neighborhood takes pride in their property/upkeep, the group homes are staffed by people who don't care (because they don't have ownership)

We have two rentals off Goodwood near the Baptist church. Though they are on the south side. There is a young family in one and a single young nurse in the other and both seem to like the area and feel safe. From what I have seen there seems to be a decent amount of updating going on.

I was at a friend's house in Broadmoor for Bama game.
I hadn't been back there in over 20 years. I was really impressed with the renovations to many houses and the residents.
I wouldn't live there because of location to work and all but it's definitely an okay hood to raise a family.

There are areas of Broadmoor that are better than others. The Chateau/Regency area is pretty decent. Lots of homes updated by current owners and other being bought up and refreshed. I saw one for sale the other day. LINK Actually its already pending after 7 days.

It’s not terrible - just have to be aware of your surroundings
Just like the Broadmoor in NOLA and Houma
The older neighborhoods are always susceptible to crime bc when the older ppl die off their kids don’t care who they sell to

I love the Broadmoor/Sherwood area. Love the houses. But no, I would not invest my money there. It’s not terrible but it’s definitely not going in the right direction nor will it, ever.

Recently bought an updated house in Tara, the houses in here aren’t even hitting the market. All the old owners are dying off and people are remodeling the houses for the market which will be nice for comps down the road for resell

It depends on my budget, whether or not I have kids, and where my job is located. I would avoid being too close to Florida, but there are a lot of excellent value properties in Broadmoor

I live near there and have lots of friends there. They are happy there. There is a good Catholic school nearby (St Thomas More)and nearby restaurants and businesses.

My high school GF’s family lived in there in the mid 90s. The white trash and multigenerational Vietnamese families were starting to move in heavily back then, I can only imagine how bad it is now. The Vietnamese were pretty cool and kept to themselves, the white trash liked to hangout drinking together in their front yards, acting like the Karens of today, while their kids swam in Walmart pools and played in the streets.

Oh my. Forgot about that neighborhood. Is it gross now? Seems like great location but old. Are they doing tear downs in the better locations on BR or just moving away from the city?
