Why are real estate agents commission based?

Is it more work to sell higher priced homes compared to lower priced homes? Is it worth it to pay a real estate agent to sell your house?

All I know is that it’s criminal how much real estate companies and title companies take on a simple home sale.

If buyers and sellers wised up, they’d both be obsolete overnight. Unfortunately the American population is too lazy and unmotivated.

Some higher-priced homes in certain markets do take more marketing and time. That costs if done properly but usually higher prices homes pay a smaller percentage overall. It is an antiqued model for sure.

20+ years ago? Yes. In the day of everything online and multiple tools for everyone to use? No, and the days of the traditional RE agents are numbered.

Almost no one is paid by how much "work" they do, they are paid by how much value they provide. Sometimes.

Title companies are cheap because everything is simpler now. Do a closing 20 years ago when people would still pay attorneys to read abstracts. Hell, that didn't include paying to update your abstract or have one made if you didn't have one/lost yours.

Abstracts are obsolete now thankfully but I was an agent in the early 2000s and I can remember the attorney fees being $750 not including filing fees and other BS and some abstract fees being into $1000+ terittory.

In a just world they would be taken out with a Ricoh case, they exist more as a mafia to harass FSBO than anything.

I dont think they are going anywhere anytime soon. They are among top 3 lobbyist in terms of money spent yearly so no laws will be passed to stop them ripping off people. It would take consumers to just stop using them and it seems most dont want to put the little bit of time and effort to do so.

Sold my house a year ago without a realtor, it wasnt hard and house sold within a month. Put that extra 10k in my pocket.

I totally understand having an agent to sell your house. Who wants to deal with showings, phone calls, etc. Is showing the house a few times and answering calls worth %3 of 400-500 absolutely not.

yep, when i bought my house i did my own search and i bought it cash for the asking price, all the agent did was tell me where to show up with a check to sign the papers, and she got her 6% and title company got their 4% so that was 10% right off the top for doing nothing

add to that, after everything was done, no one had any fricking keys to the house or knew who did so i had to use sledgehammer to break the door knob off to get in.

granted it was a pretty rough foreclosure sale but still, they had the fricking keys to show me the house, well i assume since the house was open when i got there to meet the lady, but nobody had the damn keys to hand over after the sale

Real estate agents are our friends! They answer all those tough questions between the buyer and seller. My friend/agent took a trip to Alaska off my commission. I feel like a great friend for allowing her a wonderful vacation.

Accepted an offer for 500k for a 3 bed 2 bath that had 4 offers on the 1st day it was listed. Have to pay 30k in brokerage fees for 2 agents that didn't do shite.

It's a scam. I will never hire an agent again.

House was bought site unseen from a couple in Michigan paid 30k over ask without even seeing it in person.

I’ve only bought 2 houses and sold one.

I moved to a new state each time.

I’ll probably use an agent to sell this one.

Most of those cock suckers simply meet you at the house and open a door. They don't find or do shite. If it hits the market, people find it on realtor.com or another similar site.
