I’ve taken a similar approach here lately. I won’t buy something that I’m not willing to hold long term. When it comes that time of the month to invest in brokerage account I look and see which of my current investmentS is trading lowest compared to my cost basis (lower return holding) and invest it...

Your looking at a roughly 600 dollar difference in that scenario assuming the loan is 40k with the rebate being the better option. I think you have a good plan. The only downfall is you won’t be able to write off on taxes your personal home interest like you would be able to on your rental loan interest. But it sounds like what you would save on interest would still be more compared to the tax write off....

Yea I don’t think I’d be able to make enough to walk away unless it was over 100k annual cash flow so that’s unlikely. Not to mention I’d have to get health insurance on the exchange which is pricey. I have around 50k that I would be able to start with if I were to go that route which isn’t anything...
