None, please move there immediately.

Looking for a 20-35 minutes morning (~6:30AM) commute to the office, which is 5 miles North of downtown.
You should look in the M-Streets/Lakewood area. We lived there for many years & would move back there in a heartbeat. It's gotta be close to your office because this area is about 5 miles north of Downtown Dallas.

Yeah no offense to OP but if he's looking in Mesquite I don't think the park cities are a reasonable option

I live in Plano....on the west side. IMHO it’s a great place to live. Close to most everything.

Dallas is a shithole. They can't figure out how to complete interstate construction at all. It's a mess.
Dallas has much better infrastructure than most cities in the southeast

Theres some nice houses out there, just not really nice inhabitants. May just think since it's outside the city it's a lot cheaper, I don't know. The OP seems pretty lost about where to live, which is fine, he may have just thought he could get a good deal out there.

I don't know which areas have a bad reputation, early research and discussion with the agent just mentioned "south dallas" which is too vague.

Castor what part of T Town are you in now?
To me if you want your same experience go to Plano. If upgrading go to Trophy Prosper Southlake.

Will you be sending kids to school? In general, most of the school districts are good, but if you don't mind suburban life and want good schools that would open up places like Allen or maybe McKinney (although that may be a little more commute than you want). You'll also get more house for your money out in those areas. If you are more specific on what you are looking for there's plenty of people that can help you out.

Okay that is Prosper or Southlake type area for certain to me in comparison
Aren’t homes in US generally 400k up now?

If your job is North of Downtown, I'd look in Richardson, Murphy, Lake Highlands, North Garland(the rest of it is pretty ghetto) Plano. I'd avoid Mesquite at all costs.
Rockwall, Sunnyvale may also be good options depending on commute.
What's your budget? Home prices have gone nuts here.

Commute from Prosper to, just a guess, the Lemmon area?

How many times are you going to repeat yourself? You recommend Prosper or Southlake, got it.

Probably more Northwest Highway, Park area, but I don't think that changes the sentiment. I think the Richardson, Plano, Farmers Branch, Lake Highlands, or Firewheel area in Garland are all good suggestions.
