North Central Arkansas was cheap compared to TX before Covid. Pretty, has all four seasons and very rural.

What’s your end goal? If it’s investment I’d get an H-E-B or Publix real estate guy drunk and figure out where they recently bought land. They’re buying 10,15,20 years out.

If not Texas, I'd want anywhere in MS, AL, FL, or GA that's within 2 hours of the Gulf Coast.

I’m wanting to buy a lot of land that I can build a home and hunt on. Nothing better than living on the land that produces quality deer and not having to worry about trespassers, thieves, long drives.

The further you are away from any major city , the cheaper land gets.

Example. Folks bought 1500 acres 1hr north of Baton Rouge. Could have bought 3000 acres for the same price…north of Jackson.

Land is only worth as much as you can develop it for and that is usually tied to proximity to a city.

The supposedly worthless land being pushed in Glengary Glen Ross, Rancho Rio, was outside Albuquerque. Not worth much in the 80s, worth significantly more today as the city grew in population.


If land is appreciating outside of that, it means either a strike in some resource (oil typically) or it is ideal farming / ranching land.

Baw I know bought some acreage in Tishomingo County a little north of Iuka and got a barndominium built. He loves it. His research of his land found that there was a skirmish on his land connected with the Battle of Pittsburgh Landing (Shiloh to you Yanks).

And you would be surprised at the demographic makeup of Tishomongo County.

Jackson County, AL (NE corner of state) is absolutely beautiful. Land is still relatively reasonable, but with Huntsville’s growth, that won’t be the case for much longer.

When masks were mandatory, I bought my husband one that said “I might be moving to Montana soon” to try to make it a little more tolerable.
