Yes please don’t carry insurance if you own house. Dumbasses would not insure their largest asset would deserve what they get.

People in south LA are paying $3,000-$4,000 per 1K sq ft. Example: Friend is paying $6,600 for a 2k sq ft house.
…. This doesn’t include flood insurance either.

I’ve been getting all kinds of quotes in the $6k per year range in Texas with no hurricane to worry about, so yeah I think they have a pretty good deal right now

Can alway form a llc, get fed tax ID as S-corp for llc, quit claim to llc, get corporate "property" coverage instead of "homeowners" insurance AFTER checking with mortgagee that it won't trigger due on sale clause and can keep same rate (in this enviroment) if refi required to pull it off.

I live a half mile from the beach and my premium is almost that much for almost half the house.

That's less than 1% of the total value of the house. Who would take the gamble of losing everything by not paying 1% a year? A home is usually appreciating more than that each year.

Your parents own a $400K home on the coast but are too poor to pay $300 a month for insurance in a natural disaster area (The apple doesn't fall far from the tree).

Since they own it they don't have to insure it, but when it floods or a hurricane rips the roof off they'll be out a 400K house instead of the 300 per month...

I own 2 homes and both of them are much much cheaper (1100 for a 1.2 and 1.6 for a 2.2) so yes it is a shock my parents pay more than both our homes for a value much less since gulf
