There's routinely 2+ hour waits at Top Golf. They can make two of these work and if Golf Suites can offer an experience Top Golf can't it can be top dog with TG getting the overflow and not vice versa

Looks like they are probably regretting not building out a bigger location in Louisiana.

They clearly have a hit on their hands. Hopefully they get moving on their expansion to the north shore and the Mississippi gulf coast.

With exception to the proposed location, I think both can be successful. TG seems to stay busy and having an alternative to go to without an appreciable wait will help both facilities.

As with most businesses, its fate will be determined by the crowd it attracts and the experience it provides.

Look at their website. Their prices undercut the shite out of Top Golf as well as offer a much better membership plan with more hours, up to five free guests, and more available hours. They are just going to straight undercut them. If they can keep the riff raff out, it could make it.

Their biggest problem that i see is getting in and out of that site. It’s a shite-show trying to cross Seigen from the only outlet by El Magay. Maybe they’ll build a bridge over the bayou/creek there and connect to the shopping area. Or maybe an entrance before the Shopping center flyover going north on Seigen?

i don't know who the hell goes to Top Golf outside of a business meeting. It's way too god damn expensive. This is supposed to be more like bowling, yet i don't recall ever spending $200 bowling over the span of 2 hours with my family of 4.

Lot of people from NOLA drive to Top Golf on a regular basis.

Before the pandemic, a lot of companies from NOLA would charter busses to drive to Top Golf for company outings.

Hell! You should see some of the places I've built Top Golfs. Chattahoochee Drive in Atlanta is in an industrial park, as is the one in Virginia Beach. We built one in Nashville that is in the center of a decrepit portion of town right off the interstate.

Usually, they camouflage the surrounding eyesores by landscaping around the perimeter to conceal the poor conditions of businesses and warehouses around them.

I think they build on these sites due to the low cost of the property there.

Add batting cages and an outdoor beer garden/games to spend time while waiting.

The benefit of coming in second is knowing what you need to do (offer) to pull away customers from the first business.

However, often times the second business is too stupid to make any changes to their concept to be more appealing than the first business, thus becoming the sloppy second.

I've never waited more than 15 minutes for a bay at top golf. I guess we mostly reserve one ahead of time though so it may be that.

How about someone build an actual driving range in BR with a bar/restaurant? I'd go there multiple times a month, not to mention client meetings, etc.

The overflow alone from TG will make this place successful. I know the Mgr at TG. This location has set records that continue to be broken every week. It’s drawing from up to 100 miles in every direction.
