Take a visit to Mississippi and that question will be answered

What, exactly, do we "have going"? Shitty public schools? Lack of industry? Huge welfare roles? Persistent poverty? Holy shite...would be awful if we lost all of that! Not sure if you've noticed, but Red bible belt states pretty much all suck outside of Texas, Georgia, and Florida.

You’d get more of all of those things along with higher taxes and cost of living. That’s what.

The Carolinas are great. Tennessee is great.

Risk bringing in too many transplants who vote us out of being a red state this ruining the conservative reputation we have as a state and implanting terrible liberal policies they moved here to escape from
FWIW, there are a ton of conservatives who are part of that blue state flight. I grew up as a Republican during Reagan-Bush in a swing state, went to college for two years in a blue state, and then lived in red states until moving to this shithole of a deep blue state 17 years ago. We will jump at the first chance we get to flee.

I see a lot of people mentioning Atlanta taking on blue state people's. From discussions I've had Nashville is the place a lot of Midwestern people go. Especially people from Minnesota, Illinois, and Michigan who live in 80% of the state but are ruled by the frickwits from Minneapolis, Chicago, and Detroit.

Average housing for south is 150k-200k below the average for north

Part of the problem with housing in the South is that pricing is bimodal based on the "good" and "bad" part of town. There is no real "average". If you move to Memphis you can find a cheap apartment or a very affordable house but you're definitely going to get robbed, possibly shot and your kids will cower in fear while coming home from a school that has more in common with a zoo. Or you can pay Northeast prices to live in the white suburbs.

And then all of those Millennials and Gen Zers move to the south, vote for lefty politicians and ruin a good thing we've had growing.

Look at what the transplants to Atlanta have done to Georgia.
bingo. We don't want them. Their money is too high of a price and will not be worth it... and I'd say "in the long run" but it doesn't take them long. The only thing that takes awhile is changing the school system to their indoctrination to cement their power where they aren't reliant on minority voting blocks any longer just in case blacks and latinos realize they've been used year after year.

The rest of it... only takes until the next election, local, state, and national. Then it is too late.

The only solution is to eliminate them and then replace them with homegrown non-Marxists.

I have posted on here many times that the conservatives in states like Texas and Florida should recruit people because businesses are moving south... But they need to have a major marketing push pointing out that people should leave their left leaning politics where they left, because THAT is the reason they are leaving.

Hell even Elon should. all his people moving down he should have warning saying he is moving because of leftist politics and to not ruin the place they are going.

Walmart's impact is mostly in about 2 or 3 counties. Also house prices in Bentonville are ridiculous so...

All of the problems you describe largely exist in large cities that have been run by democrats for generations and have majority black populations.

Unfortunately, Tennessee is being infected with Californians and illegals and the Carolina's are being infected with people from New York and New Jersey.
I'll try and help the Carolina's for the good guys when I relocate from Ohio.

This will go to Texas and Tennessee.

South Louisiana is going to run out of developable land near their cities unless they build some fricking roads. That will keep housing costs high enough to deter a lot of investment.
