This is in WestMeade. In Belle Meade a 1/2 acre teardown could easily be a million in Nashville.

You're not comparing apples to apples.

You'd consider Nashville the most popular and desirable city in Tennessee? You pick Belle Meade (most desirable suburb/neighborhood of Nashville.) However, we're comparing a city in California that's not the most popular and desirable? How about grabbing a 1/2 acre tear down in San Francisco in the most desirable neighborhood and get back to us on your comparison. It's not "almost" and not even in the same spectrum.

I agree, but in fairness, the lot looks like hot garbage too. That picture could literally have been taken off of Choctaw Drive in BR.

EDIT: I just google mapped the address. The neighborhood doesn’t look terrible but it sure doesn’t look like anything I’d pay 7 figures to live in.

while san jose is a shithole, it is far more desireable than some of the other communities. Although it does depend on where it is.

i know someone who owns a 2 bd/2 ba in south san jose. it appraised for 1.1M. they bought it for $600k in 2011.
