The suburbs are bland and boring. That’s their nature.
Dallas is anything but bland/boring, especially close to downtown. Downtown, the Arts District, Hardwood/Klyde Warren, Deep Ellum, Lower Greenville, Knox-Henderson, Uptown/Turtle Creek, Park Cities/SMU, Trinity Groves, Lakewood/White Rock … all have immense and distinct character.
On the Fort Worth side, I’ll challenge you to find a more kickass area in another city than Clearfork Main. Neiman’s, Louis Vitton, etc. with pastures of longhorn cattle next door.
You’ve also got the Stockyards/Northside area, full of incredible history and modern/$$$ cool shite.
DFW is the 4th largest metro in the nation. It’s f’n massive. Yeah, the bedroom communities are all function over form, but that’s the nature of them anywhere. What Long Island is to NYC.

I lived a few months in Plano 30 years ago. Any morning work I had in the direction of downtown, I’d have to leave 2 hours early for what normally would have been a 30 minute drive, just to make sure I got there on time. North Central Expressway.
Fun place to live, but that got old.

It's wild. I used to work in Sherman / Plano / Allen back in 2000 - 2002. Soulless sprawl. I love Texas but would never live up there.

They have added two more loops around HOU since then.. lol Beltway 8 and now 99..
I just hate how HOU has no zoning laws. Also hate that there is minimal options for east west traffic flow off I-45 in Spring and Woodlands area.. have to wait in a mile backup at redlight just to cross over to other side of interstate.
