She said it's all out of towners buying up the place.
It's the same way in Austin. All the new high rises are full of apartments that are only occupied a few weeks a year.
NYC has been experiencing this for years. I read an article on how a council member was worried about a couple new buildings with thousands of units going up would stress the infrastructure and schools. The developer told her not to worry about it because the majority of the owners will hardly ever be there.

They also have 4-5 times steadier ground to build on.
For Chicago thats not necessarily true.
Also parts of NYC were literally built on manmade fill- Battery Park City for one.

This place has been in the works for atleast 10 years. Their website has a section about handling short term rentals. That’s a bold marketing strategy to sell shares to an Airbnb hotel but it makes sense of out-of-towners are the ones buying these types of developments. Imagine having a cup of coffee on your balcony as the sweet sounds of the GNO traffic goes by and getting to introduce yourself to your next door neighbors every weekend.

Then you can pay for a parking spot. But that's the beauty of living in a high density area, everything is in walking distance. That's one reason why a denser city model is better- a car isn't a necessary expense.
My car usually doesn't move on the weekends. Unless I'm going out of town. I just walk everywhere.

Those same cats are there when I pick my kids of from school. Nice stretch of people on that street. I'm sure they see the same people cutting through there every day.

No doubt....I recognize them just as they recognize me every morning when I cut through there

Not sure people on this thread understand the construction boom of high end condos going on in NOLA. The place is changing quickly for the better. The Standard that just opened down the street and other new ones being constructed on Magazine and other Warehouse District building are selling out by the time they're built. The standard has 1 BR 600,000.00 condos that sold right off the bat and also has 2 $ 3.1 million dollar condos that sold before opening. It's a high end residential boom. This building has a loan from HUD that will be paid back but no HUD housing. It's not for the poors.

Yeah. Out of town people want a vacation home - and a lot of them actually have some money.

For about 30 years, it's been changing from an economically diverse city with white collar jobs everywhere to a smaller city with some nicer condos for yankees.
It's basically a bigger, much crappier version of Charleston or Savannah.
Don't misunderstand me. I think that investment into the local housing market is a good thing either way, but don't confuse this with a large scale, positive change to the underlying economic foundation of New Orleans or Louisiana.

The housing isn’t following jobs.
I’m guessing that they hope it will be the other way around and jobs will follow the housing.

Unfortunately that's never been the case. In fact, it likely creates a bullwhip pattern that will make these especially bad when the national economy runs into trouble.
Sort of like what happened to Florida in 2009.
It's nice to see investment, but we need more white collar jobs.
