Pretty sure Plaza Tower has big time asbestos and mold issues, its been empty at least 10 years.

After changing hands several times following Hurricane Katrina, the building was gutted and remediated for mold and asbestos.
Seems those issues were fixed.

Is it the Plaza Tower?
A single owner bought that building for $650k at auction 7 years ago
It's changed hands since and there have been efforts to redevelop it but none have taken off. That area is really booming and this thing will get filled no doubt just like all the other condo properties surrounding it.

not extending the lease to Harrahs
I agree with him on this, 30 years is way to favorable to Harrahs, the state could do much better.

Yay. More $600k 1br condos coming downtown. Not sure who’s buying these though.
I'm betting that these are to meet the whole short term rental market for tourists because I don't see the money locally for all of this high end condo business.

I honestly don’t know much about him besides being the father of hospitality in the city. I know he was a proponent of not extending the lease to Harrahs
Funny because he owns the biggest mechanical contracting company in the city and stacks $$$$ off of all of these new developments, including the Harrahs project and he will on the new Harrahs project as well

They will contractually "set aside" a floor for low income housing, write it so no one can figure out how to qualify and then after a period of time the 'set aside" reverts back to full retail with no restrictions, fricking lawyers.
Not with HUD chipping in almost $70 million.

Ryan Jaeger still owns it

Yep, or offer tax incentives to have some low income units and then that could expire as well.
Happened not long ago at the American Can Company in mid-city. Low income tenents (the ones who caused 95% of the trouble) were told without much notice to get the fck out.
The real fun in downtown New Orleans is going to start when the stupid lawyers stop screwing around and the conversion of the World Trade Center into a Four Seasons Resorts can begin.

The Plaza Tower is one fricked up building. Lots of asbestos and narow hallways and questionable internal construction. Plus Joe is living with a lawsuit on the building because of the beneficiaries of the trust you mentioned

I wish it could just be torn down and someone start over. That land is too valuable to have that pile of crap just sitting there empty.

He sold MCC to the owners of the former Shaw Group a couple years ago.

Almost undoubtedly will have a certain number of low income/fixed rent units.

This is fairy standard with new construction in NYC. In NYC, it’s not necessarily tied to Fed loans, but in exchange for zoning (height) variances. The buildings are built with “poor doors” so subsidized tenants don’t have access to the lobby, gyms, or other amenities. Some buildings even have different addresses for the subsidized units. It’s truly a building within a building. Of course people get pissed and fight the development.
