Pleistocene soils in the areas around NOLA are as deep as 250 feet. So good luck building a skyscraper in that.

What sort of bearing pressures do you think hold up one shell square? (Thats assuming they are end bearing ( ))

Or perhaps more relevant what sort of loads do those skin friction piles see?

Eta: each precast concrete friction pile goes down 210'. At 52 stories, plus average floor load per office and W21 steel interior beams, you could realistically get a rough estimate using ASD load cases.

Eta 2: One shell square is roughly 700' high. For comparison purposes, the Chrysler bldg at the top floor is 900'.

I did read the first, and after a couple of jokes about it going Section 8 in 2025, I just decided to point out that it will likely be that way from day 1. And it will.


Directly from HUD about mixed finance projects (private investors as well as HUD money):

quote:

mixed-finance developments include public housing units, tax credit units, and market rate units (not rent restricted). HUD encourages the "floating" of public housing units within the larger project, rather than "dedicating" specific units, to ensure that full integration and equal access to amenities is provided to public housing residents. Having "floating" units is also a pragmatic policy, as it provides flexibility to the property manager to rent available units to households with appropriate income levels, ensuring compliance with the Regulatory and Operating agreements.


It takes hoodrats from public housing and puts them into buildings with higher income people under control of a third party (not the local Housing Authority). But it has to be arranged by local government. Landrieu fricked you good with this one. The market rate units won't be market rate for long, and you'll have Cabrini Green in the heart of downtown NO.
