For all you Austin baws….my 21 year old son who just finished culinary school is taking a job at a resort around Lake Travis. He’s looking to rent a house but obviously not a sprawling estate. What are some areas/neighborhoods to avoid crime wise? TIA

He can rent an apartment in four points and have access to work and the city pretty easily. I lived in four points for a couple years and enjoyed it.

Your boy will get screwed b/c homes in/near Austin are still overpriced

Overpriced homes = not in your range

Not in your range = people will rent them b/c interest rates are too high

Interest rates too high? = increased rent

Hope you're helping him out until he gets settled baw He'll love the area, it's beautiful.

My little brother moved to Austin about 5 years ago. Luckily he bought a house about 3 years ago. 1400 sq ft for $440k in south manchaca area. That house is probably worth about $650k now or more and he hasn’t done shite to it and his dam property taxes are $10k/ year.

If you aren’t making over $100k in Austin, you can’t live.

Crime isn’t an issue on Lake Travis, and Lakeway is pretty central. May be able to find an apt. or condo around there.

Pretty much every neighborhood near lake travis is great crime wise. But if he wants a life outside of work, those arent the funnest parts of town to live in as a 21 YO. The lake itself is fun. But Four Points, Lakeway, Bee Cave, Spicewood, etc... (basically all of the areas near the lake) all shut down pretty early and are roughly 30 minutes-plus from downtown. That area is good for golfing, walking trails, the lake (outdoors activities) but not great for restaurants and/or night life for a college aged kid.

For a 21 YO renter working near the lake, I would maybe look up north near Lakeline/Cedar Park area to be about 10-15 minutes from work and 10 minutes to the Domain area which has blown up in the last 5-10 years. Or maybe look in Southwest Parkway area which would be 15 minutes from work and 10-15 minutes from downtown.

Riverside Drive or William Cannon

I lived on Riverside for seven years and Wm Cannon for two. Rent was reasonable and I never experienced any break-ins.

I saw a nice 500 sq. ft. shed, plumbing capable, with a free two month membership to Snap Fitness for showers and such. $3,500 a month.
