So you’re looking for a starter home?
That’s reasonable at a 10% interest rate

There are no good school districts in the area. You would have to send your kids to private school, or if they are smart enough to test into one of the magnet schools.

I don’t wanna be house poor, wife and I makes around 200k. But we always had a small house (mortgage no more than $1500, we put down around 250k downpayemt)

Northshore if you're looking for decent public schools.
Don’t listen to this advice. Causeway trips to Tulane and back are an hour each way without any traffic. And there’s a wreck on the causeway damn near daily. Northshore doesn’t have the infrastructure to support the rate it has grown.

Check out Gretna. Seriously or Algiers
But if you’re working at Tulane and can send your kids to Lusher/Willow for free, it might be in your best interest to live somewhere in Orleans Parish

New Orleans and JP magnet schools >>> St Tammany public schools

Double that and come live in Bay St Louis.

I’m just suggesting you’re going to be a bit limited.

I’m philosophically in the same boat as you, though.

No one wants to live in Bay St Louis
I’m ready to leave 24 hours after I get there just to visit.
It’s a great little place for a day trip, but holy frick it’s boring as hell

For your price range you can live in one of the gated communities in Algiers (70131 zip code) I believe there are 4 or 5 of them. Would still be able to get your children into Willow charter since it is Orleans Parish.

You ain’t getting anywhere neat Tulane with $500K.
West banks the best Bank. Or so they say.

For affordability and safety, I really recommend River Ridge and Harahan. The only issues I had there was getting stuck waiting on the train.

Old Gretna is a great area with lots to do. No one really ever talks about it on here.
This is a fact. I grew up there and what it is today is nothing short of incredible. It was not the Gretna I grew up in.

Do you need to be entertained by street dancers and bucket drummers or something? If a safe, beautiful town with tons of bars and restaurants isn’t your thing…you could buy a sailboat or a center console and go up the river or out to the islands.

Personally that’s not my fetish
But apparently 20mm people a year go to Bourbon St just for that exact reason.
Like I said, BSL is a cool little sleepy place to visit for a day or so. Maybe a weekend,
But that’s enough for me. I gotta get out and about and do shite

Metarie but get prepared for private school.
Check the north shore for better public schools but a longer commute.

Raising a family in NO on 200k might be tough. I am a single guy making 120k and the idea of raising a family here on 200k does scare me (granted I am very conservative, maybe sometimes to a fault).
When a family is involved it is hard to say no to Northshore or other surrounding suburbs.
But I am not married and don’t have kids so my opinion really isn’t worth much.
