True to a degree.

Hundred Oaks is a great part of town but Balis, which butts up against it, is a shithole.


The specific problem in the case of Sherwood Forest is that the development plans which have been proposed are going to put that in the backyard of a lot of houses which are pretty nice.

I bought a house in west Sherwood Forest near Sharp road 6 years ago. We are very happy here.

BTW, Sherwood Forest has over 3000 houses in it. It is the largest neighborhood in the state and conditions can vary by location because of the size. It really should be like 4 different neighborhoods.

He's being dramatic or else still thinking of the area in pre and immediately post-flood. The vast majority is middle class to upper-middle.

As others have stated it doesn't get sketchy until you get near the east end of Goodwood (ie: across the bayou). Even that seems to have lessened lately. Even with that said the majority of the crime problems are "thefts" which translate mostly to "some a-hole stole a delivery off my porch while I was at work". So many have Rings and other security camera setups that they usually capture the thief's pic (which then goes on Nextdoor and to the cops).

Part of SWB's transportation tax that passed is going to be to extend the 4-laning of Old Hammond down to O'Neal (this will most likely take out those Section 8's along the Old Hammond frontage by the grocery store) as well as adding a turning lane on Flannery from Old Hammond to Florida. My hope is that these efforts combined with the new neighborhood (starting in the $190's) going up on Old Hammond (across from the grocery store) help push more crime out.

Just off the top of my head, I would believe this. Not to say that area has gone to the shitter, but the trend seems to be down instead of up.

It's really not that bad but it's not an up and coming neighborhood either. It's fine for a starter home.

Agree with this. Broadmoor and Sherwood are pretty similar currently but the trend looks like they are slowly going in opposite directions

STM is making a little comeback, but who knows how long that will last. The current principal was at Mercy then Cristo Rey for short periods. Mercy, St. George, St. Aloy and St.George are all thriving as well and would be fine.

Your friend is probably right, not much of a chance for any of those properties to appreciate in price/foot.

75/25 chance of getting shot. 50/50 of getting robbed. 20/80 on a resale once you figured out how bad you fricked up buying in Baton Rouge

Depends on what part of Jones Creek. Our yard in Broadmoor backed up to Jones Creek, no flood.

LIke Sherwood, Broadmoor has nice houses, and crappy ones. Look around Chateau drive for some nice ones.

Old Goodwood is getting pricey because people are tearing down 60-80 year old houses and building new ones, like in BR's Garden District.

It's been on a downward slide since the late 90s and there's no gentrification outside of re building flooded homes. The demographic turnover has been overall negative. The local businesses have changed from Mom and pop boutiques, grocery stores and ice cream shops to thrift stores ans payday loan places. It's not a shite hole, but it's trending there.

St George, Aloysius, Mercy, are all currently much better schools than STM

STM is a fine school and Broadmoor/Sherwood are not bad, albeit some areas are better than others.

+1 for the Chateau/Regency area mentioned above

I would agree that Broadmoor has a better likelihood for faster and greater return on investment in an older home than Sherwood. Sherwood is where Broadmoor was 5 years ago in the "redevelopment" cycle.
