Old Goodwood is the neighborhood you need to look in

I would not move there period. This is a changing part of the city and will continue to change. There is a little stability in parts but that will change in the next few years.

Look elsewhere

Sherwood is on the rebound. They have a Crime Prevention District and will soon be adding cameras at all entrances/exits to the subdivision. Good place to live.

Lived on Woodcliff drive in Sherwood from 1976-1988. Nice homes back then built around 1970. A lot of kids grew up near Twin Oaks and we all went to broadmoar or Tara HS. You could roam that whole area anytime back in the 1980’s.

Lively Bayou flooded in August 2016. Never saw anything like that in that area in over fourty years.

All the great neighborhoods meet their demise. Renovations to many homes could make Sherwood great again. A lot of folks including my deceased mom and dad moved to ascension parish after the 1980’s.

Broadmoor is better than Sherwood Forest and Tara would be a place to check out as well. All older homes, larger yards, and reasonably priced.

Check Old Goodwood, then Tara, then Broadmoor, then Sherwood Forest for housing in that order.

STM declined hard but has gotten better to be fair, Our Lady of Mercy in Goodwood is a solid private school option.

That is is legit advice. I lived in Tara and have friends in all the aforementioned hoods. They are stable and just less popular. So while ROI may not be great, you price/sqft will be great and location just fine.

Also St Jean Vianney is not far from Sherwood if you don't end up at STM. It's a good Catholic K-8 school.

My son played against both schools in basketball and football. Good kids at both. They're not being raised to be cocky douchebags like St George and St Aloysius.

There is more redevelopment in Broadmoor now than in Sherwood.

The first house that my now-ex and I bought together was in Broadmoor, on South River Oaks. Wish I had had the finances to retain that house...it was built by an engineer and was a fine house. Extremely energy efficient and well built.

Would have been a great rental property or place to move into after the divorce!

Lived on Sheraton Drive for 12 years in the 70’s and 80’s. Great place to grow up. Sorry to hear about the downturn.

For those that know the area, is he just being dramatic, or should I really avoid this area?

Yes, do not move anywhere around North Baton Rouge or Florida Blvd. I'm doing you a favor.

It’s prime for a bounce back.

The size of the houses/lots will never change.

Buy now, prices are steadily rising.

And block out the noise for white flight crowd.

The new pavement up to the interstate and down the Blvd will be beneficial for the commute also

STM is a great school and I hope it makes a comeback. I would rather put my kids there than with the social climbers over at OLOM.

Grew up in that area. STM is a great school. There’s actually a lot of kids that live in Ascension that go there now.

In all honesty, I'd shy away from there for now. Look at Tara and Kenilworth areas for similar style and priced houses. Much better long term potential.

I would seriously find a house in the proposed St George area. May save you a ton of money down the road when they eventually get their own school district.

This is bad advice, looking at it from a factual standpoint. There's nothing wrong with moving to the SG area but don't do it because you think they're going to get their own school system.

The evidence points to them not getting their own school district. The SG organizers seems to have intentionally mislead a lot of people by treating a quote by a member of the black caucus as gospel. Forming a city literally has zero legal impact on school districts. EBR School Board may decide to invest more in the area and stop bussing kids in now that they no longer are required to deseg, but it'll still be the same school district.

As far as Sherwood Forest goes, traffic can be a PITA during rush hour and there's spotty sections, but it's otherwise convenient and charming. The construction quality of most of those homes is better than most new construction. 1970's quality brick with decent sized yards and wrap around driveways so you don't have to have your garage in the front yard. Concrete was much cheaper back then so those homes mostly have thick slabs and footings.

If the OP thinks private schools aren't in play, come on down to Central. The milkshake machine at our McDonalds is usually working.

I would not be afraid of the flooded homes. I grew up in the area and like a lot of BR it never has come close to flooding in the past. There are several post flood completely renovated homes on the market that can be had for $90/ft or less. It’s a hell of a deal and you don’t have to update

I bought 6 homes there in 1992 when they had a few auctions. Neighborhood is not what it was in the 70’s or early 80’s. I am not complaining I ended up selling all 6 for a profit mostly to people who had kids going to STM.

You have some older homes that need work while others are in good shape which is the norm for an older neighborhood in Baton Rouge.

Pro
Larger lots and larger homes for less money than newer home in SE BR with less lot.
If you have kids in STM you are there

Cons
Traffic
Older home sometimes has more cost and need more work.
Some neighbors keep their property up while others are not as well kept.
Surrounded by bad areas Belaire, North Flanery little Jamaica, and Blvd de Providence.
Nicer shopping centers are across town
