Sherwood Forest Neighborhood - BR

Making the move to BR in the next couple of months and have been checking out non-flooded homes in Sherwood Forest. My mother in law goes to STM for church, and I'm thinking about sending my kids there eventually.

When driving the neighborhood, it looks very nice for the most part, yards well kept, older but well kept homes. I've heard south of Goodwood is fine to buy in and resale value should be fine as well. But yesterday, a friend basically told me to run as fast as I could from the area. Said he would never buy there and that I'd never get my money back if I did.

For those that know the area, is he just being dramatic, or should I really avoid this area?

South of Goodwood is fine. Still all working class neighborhoods. Those homes have maintained value and it has even gone up some.

Crime happens in every city, I would just take the normal precautions, learn your neighbors, and you should be fine.

Problem is that the surrounding area is bad (Blvd De Province, Flannery) and that the current plan is to turn the busted Sherwood Country Club into a ton of little houses, totally flooding the market.

He’s being dramatic. It’s a stable neighborhood, and the Asians and Hispanics are keeping it safe. The biggest knocks on the neighborhood relative to trendier areas are that the homes are ugly and dated (60’s and 70’s architecture in need of major renovations), massive crime on the other side of Florida Blvd, and that it is less convenient traffic wise for a commute to LSU, downtown, or the Mall when compared to Southdowns, Garden district, Capital Heights, and Kenilworth

With that said, there are mature trees and large lots at great value if you’re willing to spend a little money on interior updates.

Check Old Goodwood, then Tara, then Broadmoor, then Sherwood Forest for housing in that order.

STM declined hard but has gotten better to be fair, Our Lady of Mercy in Goodwood is a solid private school option.

STM is not my parish, but it was on the decline up until the new regime took over. The perception is that things have stabilized, and maybe even improving. Demographics will always have them a little stuck (language barrier), but still a great area. STM is the only hope for that area, if it stays strong it will help attract families to the area for years to come. If it fails, then the whole area will as well.

I would seriously find a house in the proposed St George area. May save you a ton of money down the road when they eventually get their own school district.

Well... Except for the lady that got shot in the face while dropping her friend off in her driveway. And the multiple burglaries daily and the whole ghetto running gunfights that pass through the neighborhood. Other than that, it isn't that bad.

I have a friend that still lives in Broadmoor in Baton Rouge. South of Goodwood, west of Sharp. He and his family love it. They are in their mid-50's, raised two kids who went to STM and then the Academy. Says he wouldn't move. Loves his neighbors and they all look out for one another.

Never had any issues, according to him. I think it is all about your neighbors and getting to know them.

The area around STM is fine. Lots of older empty nesters.

Traffic on Sherwood is atrocious near I-12.

There's sketchy apartments on the far east end of Goodwood, although those did flood and may be empty.

There is more redevelopment in Broadmoor now than in Sherwood. A lot of Broadmoor houses are being extensively renovated.

That trend is slowly trickling eastward past Sharp.

I am luckily one of those people. Was a damn scary time 3 years ago when homes a few blocks from me got 3.5 feet of water.

I have lived near the corner of Goodwood and Sherwood for 9 years now and have loved where I chose to buy. Super quiet, super safe (knock on wood), and my house was really nice and bought for a good price. My wife and I walk our dog all throughout the neighborhoods on both sides of Goodwood. Streets are filled with mixes of old couples, young couples, all races really. Good middle-class people.

I would say a little bit of both. He's being dramatic about the entire subdivision as a whole, but there are areas there that are really good and some I would avoid.

This can be said about probably 75% of BR. You can live in a neighborhood with $400K+ homes and on the back side of the block, thugs are standing around selling "CDs".

I had some family that lived there in the 70’s and 80’s. It was really nice then. Grew up going to Sherwood Baptist. Spent a bit of time visiting the cousins and riding bikes in the neighborhood.

Went through there for the first time in thirty years a few months ago. It looked crappy to me, at least compared to what I remembered. It might be still okay but I wouldn’t want to buy there, especially one of the older houses.

I'd think that Broadmoor is probably the safest bet in the area for return on investment at this point, buyers will just have to be a little patient with the old folks and low-end holdouts as it is a long game there methinks. Goodwood and Tara have mostly turned over and values are high even on the fixer-uppers.

I know people that live there still. There are going to be a few more instances of crime there because of proximity to the surrounding northern areas...but by in large it is still a good area (not great). What has been said prior to this post is spot on. Older houses in need of updating....potential for flooding if it ever gets bad again due to being close to Jones Creek (but not all houses flooded)....and concern for the smaller new houses that may be going up.

wow, the whole area is a feeding ground for the culcha nearby. Some poor lady got killed getting out of her car there a few months ago and they never caught the guy.
