Would you cease being a renter per some leases with the illegal activity you're doing with the airbnb?

My question extended to squatters also. It just seems like it's a foregone conclusion that the owner will be arrested in a minute while the offender will just be able to do whatever they want.

We are talking Seattle here where everyone says the police are basically non existent. I take that as go beat the guys head in because the laws aren't enforced there

Seems like a particular organization that specializes in offering protection and services for individuals who can’t rely on the legal system, would do well in an environment such as that.

Communists have always, always, ALWAYS! hated landlords. Go read about the Russian revolution leading up to and during WWI, landlords, land owners, and factory owners were the absolute top targets of the revolution.

Is it illegal for him to just stop paying the bills? With all the money he's losing couldn't he just tell the court he can no longer afford to pay for the utilities?

If it's in the lease yes but even then you still have to go through the legal process of eviction which in Seattle apparently takes a year.

Blame attorneys and elected officials. They have made it impossible for property owners to do what they want to with their own properties.

In Louisiana, the eviction process is much simpler and quicker so this stuff usually isn't an issue.

My wife wanted to buy a rental in CA a few years back and I told her hell no for this very reason. I will never own rentals in certain states.

And what happens if his friend shows the cops a valid lease? And tells the cops he doesn’t know anything about the other guy but has a valid lease and the homeowner told him he was evicted, so he removed his stuff. Cops will say it’s a civil matter

The judge will rule against the eviction if he does.

Someone I know has a lot of properties and, after one of the hurricanes, a number of roofs needed to be replaced. He focused on repairs for the properties where tenants actually paid rent as opposed to the ones who were in eviction and the judge ruled against him the second she saw a picture of a blue tarp.

Seems like with modern laws and red tape, a landlord should never try to evict based on delinquent rent. Find something else in the lease or just say that you want to use the property. Then sue for the delinquent rent separate. Right?

Of course that doesn't help if you can't get a hearing in the first place.

Sadly yes. They would accuse him of lying. Never lease a property where the utilities stay in your name for this very reason.

I did that once and had to pay to leave the power, gas, and water on while I went through the eviction process.

Luckily that is only about 30 days in Louisiana depending on when you file and get a court date. 14-day vacate notice and you can usually get a court date a week or two after that then about another week to schedule with police to evict.

Have never offered utilities as part of the rental since then.

City has already said this was incorrectly allowed. They need to revoke this and penalize the delinquent renter.

Have a friend that does that here in LA, he doesn’t buy in blue areas like Baton Rouge or Nola.

I’d show up with a very large man and a gun. Then proceed to torture him (but without leaving bruising) until he agrees to sign a document saying he is leaving the property on his own and will take no legal actions against me.

Big guy signing as a witness.

You can't lease an already leased property until the eviction is completed even if the tenant is delinquent.
