I don't like the idea of Tuscon. It's kind of just out there by itself, isolated with no reason for big events to travel through. Reminds me of Albuquerque, which has a dated/decidedly uncool feel for a city its size due to its geographic isolation.

If someone put a gun to my head and it had to be TX my first look would be Alpine but that's not everyone cup of tea.

I love Alpine. There is a poster that lives there that will chime in from time to time. But that would be some long drives to get to the OPs meetings. Flagstaff is a good option but he would probably have to connect on his flights from there to Texas. It's hard to beat Austin if you can afford it.

If you are coming in from California, Maryland, Virginia, New York or Chicago, stay the frick out of Texas. Thanks.

I want acreage and taller trees, so looking in East Texas for 30+ acre properties.

Just looking for now, but if the right number comes in, then we'll likely sell.

East Texas is where you will find that.

I’d pick Phoenix, especially if you can afford Scottsdale. Medical sales makes think you can.

I honestly don't get Tucson. I've been there a few times, there's just not much there that's appealing to me. Every building is brown, there is no grass anywhere, it's hot as hades 90% of the year...am I missing something?

Let Chip and Jo get you a nice place in Waco so you can have a relatively short drive to all three.

Have lived in both. Depends on your budget. You would want to live in Phoenix metro for proximity to airport. But if you can’t afford Scottsdale, then more options in Texas.

Montgomery County, Texas. It's got the mild winter climate (no ice and freezing during this latest cold wave) of the Houston area without the flooding--it's at a higher elevation. Also comparative low crime rate--not a sh*tehole yet.

Beautiful landscape with lakes and forest, great fishing. Of course summers are hot like all of Texas but this area is less humid than the places closer to the gulf. Also plenty of restaurants and shopping opportunities.

The property taxes are outrageous

The best part about no income tax offset by higher property tax is that you get to choose how much you pay by the value of the house you buy. If you want a baller house, you have a higher tax burden. If you live modestly, it’s likely much less than what your current state income tax is.

The reality is that they are going to get tax revenue from you one way or the other. You choose.

I live in Tucson, unfortunately it has become increasingly overrun with crime and homeless. There are some great areas but in general it is going downhill quick. Phoenix seems to have their shite together more so I would look at the areas of Scottsdale, Chandler and Tempe if I was just randomly moving to AZ.
Tucson has zero leadership so things will not get better anytime soon here.

Belton, Texas. I'd probably have moved there (Georgetown Tx now ) if I was 100% remote.

I’m in Temple right by Belton. I’d go to Salado over Belton if I’m moving in personally.

But Belton, Temple, and Salado are nice smaller towns/cities and centrally located. You’re 2 hours from DFW, Houston, SA, and Austin.

Texas.

No state income tax.

Arizona seems to be heading the wrong direction with all the CA transplants. But it is a nice state. Just a bit hot and dry. Like boil you before you realize it hot.

Half of Louisiana has already moved to Texas. You'll fit right in.

And yet the total tax burden in Texas is still lower than Louisiana.
