I said 50% in a few years and I think that's more accurate than not regardless of whether the CPI says it's 26% in 4 years or whatever.

I definitely believe in this. It's like when Mellow Mushroom first came to town and started charging 13 dollars for a calzone. Within 6 months, all of the calzones at different places in town cost 13 dollars instead of 9 dollars. One is just looking for permission for another.

Someone else said 100 and you said 50. Neither are true for a diversified basket of groceries. Certain items? Sure.

Property taxes in Texas are absolutely insane.

$1200-$1500 a month for homes that aren’t even over 700k.

2.5% sounds about right on the high end.

Here’s a decent one

Gross revenue of grocers


Kroger’s 2700+ supermarkets brought in 148B in revenue in 2023. 121B in 2019. 22.3% jump over 4 years.

Albertson’s did 60B in 2019 and 77B in 2023. 28% increase.

thats the thing. its not just the increases on the surface, its the rate at which it's happening. i think someone else said it in this thread but im making more than ive ever made but also have less than ive ever had because my raises aren't keeping up with the cost of living

Zero state income tax. Which is a good thing but not when you’re spending 20k a year in property taxes. Sure the public schools are great but in essence you’re paying for a private school tuition with that insane amount of property taxes.

Let me know the escrow payment differences between a home in south Louisiana and a home in Texas. There ain’t much difference.

I use the fast food barometer. It's fairly accurate.

Five years ago, Krystals was 5 for $5. Cookout had the 5 dollar meal. Now Krytals is $7.99 and Cookout is $7.58.

I'd say around 50-60 percent

Pretty much. Just restocking cleaning supplies and toiletries at Walmart is expensive now. Clothes detergent there was higher than at Winn Dixie. I hit $150 there with what I just mentioned and hardly any food as I prefer a regular grocery over Walmart for food. If I buy real food at Winn Dixie I can hit $150 easy using their specials. If I’m careful it will mostly last 2 weeks. I avoid boxed garbage if I can.

I have always tried to point this out whenever anyone over the years claims that TX is an attractive place to live because “no state income tax”… there may be other reasons TX is attractive to live, but the lack of a state income tax has never been one, due to the property taxes - and not just since inflation, but for many, many years it has canceled out whatever advantage no state income tax is perceived to have ,

Something that amazes me is how many vape shops are open now.Their all over the place now.Lots of tattoos shops also.

I have siblings who live only for today and don't have a care in the world. I have a pretty good net worth, the wife and I have good jobs, but I stress over the debt situation in China, unrest in Middle East and the vacancy of commercial real estate in downtown areas. Who's better off? I have 10x's more, but my worries are 10x worse.

My state and local tax liability is 15k more in Louisiana than it is in texas for same income and same home value in Jefferson parish.
