Yeah, it slowed down (obviously) during COVID, but trying to bring it back strong.

We love the Smokey Mountains and even thought about moving from Marietta, GA to east Tennessee including the Maryville area after I retired a few years ago. We decided against that area for four reasons.

First we had a concern about the many frequent earthquakes in the area. Even though they are small earthquakes, it's concerning to us.

Second, my wife doesn't like the idea of the possibility of running into a Black Bear in our own yard. I know that is a pretty remote possibility.

Third, is property costs and property taxes are a pretty good bit higher than where we eventually moved to on lakefront property in Cullman, AL. I know TN has no state income tax, but we save more in Alabama and have a much nicer home and property than we could have bought for the same price in east Tennessee.

Fourth, we moved close to family and friends. We have family and friends in west Tennessee but not east Tennessee.

I was gonna say… the Florida and Bama games at Neyland last year probably produced more seismic activity than the earthquakes listed in his link. And they have black bears in Alabama too. Lower taxes and family are good reasons though

Moved from BSL to Nashville 11 years ago. Have spent a ton of time in East TN. If I’d been given the option, we would’ve moved to Farragut/“Muraville” area. Knoxville MSA is growing at a break neck pace because people want to relocate to TN and Nashville isn’t nearly as affordable as it was pre Covid. Little known bonus is you’re sitting at the tail end of EST so you get sunlight until damn near 9pm in the summers.

Moved the family to Brentwood 5 years ago, we love it. You will need to have some resistance to keeping up with the Joneses, there are some ridiculous Joneses here. Also plenty of normal people. If she needs a run down on schools, I'm happy to let my wife share with her all that we've learned. Schools in general are great, but not all of Williamson county is on the same level and certain individual principals create issues at their school.

I've experienced 2 in my 20 years up here. The first was within the first couple of weeks. Very small, felt like a large truck driving down the street.


Haven't had a hurricane yet.

I moved here 4 years ago, there has been one big enough for people to talk about feeling it and I slept right through it. That's a very minor concern here, but yeah they do happen.

Much much bigger than earthquakes. Two people I know in Maryville have had them in their yards, both pretty close to downtown too and not out rural. 99.9% chance they are just going to run away though.

This is valid. Costs have gone through the roof. We bought an updated 2008 build in 2019 for $109/sf and the most recent one in our neighborhood sold last month for $205/sf... but it was very well updated and has a pool. We got lucky on the timing.

In addition to Townsend, you should also consider any of the small towns near there. Loudon, Sweetwater, and if you’re retired Tellico Village. All are within 30 minutes of West Knoxville.
