We drove around Maryville, Farragut, etc.. back in February. I really liked a couple of the new construction homes in Maryville with a view of the mountains, unfortunately they were all electric.

I hate it. You will too. Crime is out of control and kept under the table. Traffic is absolutely horrible and the infrastructure can’t handle the uptick of new neighborhoods

The schools consistently underperform and the politicians are all worthless ‘yes men’

Our electricity will just randomly shut off for our whole neighborhood and we have lost running water 6 times randomly since February 6th. It’s a frickin shame

Our government flat out REFUSES to do anything about the homeless camp that’s just two blocks from the elementary school despite the fact that a third grader was abducted less than three weeks ago

People here bitch about the traffic, but it's still 10x better than Baton Rouge or NOLA.

They also bitch about the schools, also significantly better than BR or NOLA.

Same with the crime.

I live basically between Farragut and Maryville and love it.

What town do you live? Our sons are all grown, graduated from college, so obviously schools are not a priority. We are interested in a conservative, low crime area.

We live on 411, west of Maryville, just past the Dragons Tail.

Up till Covid it was quant. With the influx of new citizens new housing has boomed. Traffic had increased, but as I tell everyone here, go from west to east Baton Rouge at 5 you’ll see real traffic.

Knoxville is a few minutes away, so we are njoy SEC sports. Regional air port is a plus. Pigeon Forge is 45 minutes away. Once your here a while you’ll learn when to go and not go due to tourists.

We actually have seasons here. Spring, summer, fall, and even a winter!!!

All in all I’m glad we moved here

Townsend isn’t any better

Ever since the recession prices at the grocery here are astronomically high.
People here just DGAF about anything. All the workers at the fast food places are rude and put forth little effort

My property taxes have gone up 3.5% in the last 5 years. Roads are terrible and never get fixed… the schools here are awful, so I’d look elsewhere if you have kids

Knox County, but outside the city limits on the SW side.

Aside from a few pockets, this area is pretty solidly conservative and compared to NOLA extremely low crime.

Maryville is not a bad spot at all. Townsend or Wears Valley if you want to get closer to the mountains and further from the "city" life.

If you're being serious, you need to get out more.

If you're being sarcastic, well played.

Maryville

They only problem with Maryville is that people call it mur-ville. Which is dumb because its clearly MARY-ville.

I live right off the Pellissipi 2 exits away. This is a gorgeous area of the country and you are close to so many things. I'm not sure of the new build neighborhoods there, but I don't imagine any of them being bad. There is a new build neighborhood up in Knox across the street if you want TD neighbors.

It seemed like a really nice area so I am shocked about a previous poster that had negative comments.
We don't really want rural, we would like to be near amenities: groceries, hospitals, shopping, etc...

HC, do you know anything about the Brentwood (Nashville) area? Daughter 2 is looking to relocate and has a job offering in that area.

He's just being a negative Nancy. There are ups and downs everywhere.

You'll be close to all amenities in Maryville. And the airport is right there!

It is very nice... that dude is most likely fricking with you.

Traffic is definitely getting worse though because the Knoxville area is growing faster than the infrastructure can handle... but it's still nothing compared to BR, NOLA, or definitely any large city.

I "know" people who live there through work but no one specific. Nashville seems awesome though, its just a little out of my price range.

I wanted to settle in Maryville but it was just too far a drive for my wife's work so we are in Hardin Valley north of Farragut. Every place has it's ups and downs but we absolutely love it here. It's a beautiful area and you aren't far from a lot of different kinds of activities.
