If anything, you could argue she's more guilty of auto theft.
Maybe not. It looks like I'm LA there has to be an intent to permanently deprive the owner of the vehicle. Maybe simple burglary.

I think landlords can police anything they want. And any landlord worth crap has gat a clause in the lease that they can access the property to “inspect” it at any reasonable time.
You might get away with what you want to do for a time, but when the lease comes up for renewal, they hold all of the cards.

I don't get in my tenants business unless they are doing something to make it my business which rarely happens. Going into a property without permission is not cool unless it is a full emergency where serious property damage and damage to life may occur (busted water line, gas leak, a fire). If she did that without permission that is definitely illegal. The 2 week thing I get ,but it is Mardi Gras and you rent in New Orleans. You should expect a reasonable degree of partying and people coming over. 99.9% of the communication with my tenants is anything that is related to the property they are renting for repairs, maintenance, or inspection. So yeah the landlord is a Karen.

Hardly at all. These people are crazy. Apparently I found out she also wrecked into my friends car and didn’t tell her. They have security cameras and when my friend asked the landlord for the security footage so she could contact the police about it, she fessed up that it was her that hit her car
These are wealthy lawyers in NOLA who own the house. They seem like sociopaths to me.
