Fifteen years after talk about a mixed use development between downtown and LSU first surfaced, Commercial Properties Realty Trust is looking to build a 12-acre, mixed-use development along Nicholson Drive.

Suburb South Baton Rouge would consist of 140 medium density residences, along with 60,000 square feet of commercial space, which could include a grocery store. The planned unit development is set to go before the East Baton Rouge Planning Commission on December 11.

quote:

In April, the for-profit real estate arm of the Baton Rouge Area Foundation bought nearly 30 acres between downtown and LSU for $9.5 million. The land was seized by Goldman Sachs Bank in 2016 from Lafayette oilman Michel Moreno. At the time, Commercial Properties officials said they had no immediate plans for the land, but said they hoped to develop the “essential corridor” in the future.

Moreno spent several years in the mid 2000s acquiring land along Nicholson and River Road and had ambitious plans to build a mixed-use development on the site, with hotels, town homes, apartments, a grocery store and office space. But the River District development was hampered by the national recession and never got off the ground.

A bunch of houses that area were demolished to make room for this development 15 years back before the recession stalled the whole thing.

Those houses were much, much nicer than the ones along Highland north of LSU. Maybe they leveled the wrong neighborhood.

Weren't those houses along there bought out because the sewer treatment plant is right there? Folks complained about the smell?

Some friends of mine rented one of them while we were at LSU in the mid '80s. It was of course on a huge lot. I was jealous as hell every time we went over there for parties.

I thought that the reason they flattened everything there was that it was too close to the sewage treatment plant for people to live there.

The houses were demolished and the sewer plant is set to be demolished as well for the originally planned development that fell through.

That’s why the upgraded/expanded the gardere treatment plant.

Is the housing for future college graduates/indentured servants?

Move that poo poo plant and that stretch of Nicholson would be a great location.

Does that mean duplexes and condos? Or the zero lot line single family residences that they're building everywhere?

I can't see it being single homes. The area doesn't seem that big. This will be built up and compact.

This proposed neighborhood will be to the north of Magnolia Mound and to the east of Nicholson per the application. Doesn't sound like this includes the vacant land across from Magnolia Mound, just fyi.

Meeting Agenda

quote:

Suburb South Baton Rouge To rezone property from Planned Unit Development (PUD) to Planned Unit Development (PUD) for a mixed use development consisting of medium density, single- and multi-family residential, light and heavy commercial uses located on the east side of Nicholson Drive, north of Magnolia Mound, on property now or formerly known as Lots 1-A, 6 through 23, 24-A and 26, South Baton Rouge, Square 300

Sounds like they also wanna keep the area pretty sparse per the Advocate article. We shall see
quote:

Suburb South Baton Rouge won't be as dense as the River District Development, which had office and apartment buildings several stories tall. The Nicholson corridor is "too pretty" to have a development with a lot of units, Rance said.

Involved with River Ranch if I am not mistaken. My previous job at a lending institution had a good bit of money out to him at one point in time.

But I could be completely wrong though.

Probably a mixture of both. BRAF basically prints money in Baton Rouge by dictating where development happens and owning the land.

My guess is that the NOLA-BR train stop will happen right next to this property.

Heard rumors about 5 years ago, that this is where the new PMAC would be built.

Recently I heard it’s not a new PMAC but rather another venue of some sort for LSU.

Another neighborhood??

Gah- no wonder we still don't have a bike/walking path linking LSU & Southern.
