The fun part of these threads is that any lawyer decent and competent enough to actually know the answer also knows not to give anything resembling legal advice to a stranger on a message board. Therefore you’re left with a bunch of slapdicks guessing and offering terrible advice.

write them a nice letter stating that you would like them to suck a fat, herpes infested, dick and that you will not be paying them $23k.

The bad news for you is that a good construction/contract litigation attorney could plow through the $23,000 amount in controversy pretty quickly. The good news for you is that the LLC will need to pay a FL licensed attorney as well, which will cost them as much as the $23,000 they are seeking. You’ll benefit from at least having a good attorney review your contract and help you craft a response. You could call mike schofield at Clark Partington to see how much he would charge to review your letter and draft a response. He’s going to be a little pricey.

Call lawyer and respond to letter with threatening letter of you own. Threatening a counter suit of 10x what they are demanding (that will get their attention). Threatening to sue their inspection company and their realtor also. Put ball back in their court.

You will end up suing your broker if suit is filed. They can’t represent your interest for that reason.

That’s the inspector’s job. Especially if you stated “as is” and they signed off after the inspection was done. I think you will be okay but I would definitely have an attorney on your side

Figure you are out 5-10k to hire your own lawyer to fight it to an undetermined ending.

You are out 5-10k to the company and they waive all rights to come back at you.

*NOT LEGAL ADVICE* lol But, you should hire an attorney or ask a friend that is an attorney to look into it if you know one. While I'm sure tOT is full of excellent lawyers you might want to get an in person lawyer on your issues.

Presume you had a Homeowner policy with liability coverage, inquire with your Home owners company, , appears you acted in good faith , good luck to you

I would think they need to prove you knew about water damage in order to claim you didn’t disclose.
