I would rent a studio in Manhattan for a year to get the lay of the land. Then decide if you want to stay in Manhattan, or buy somewhere else.

I wouldn't live downtown/financial district. Single in my 20's, I'd probably live in the village/east village (if open minded), or Murray Hill (if you're a Southern Fratstar).

Yes, I'm aware of the cost of a studio condo. The ones that appear livable in downtown or Chelsea run between $450k and $500k. Rent looks like it would be $2400 a month for a livable studio. Mortgage, property tax, maint. Fees, looks like it would run $2600. If I got a roommate in a 2 bedroom I could get rent down to $2k a month. 3 bedroom around $1800 a month.

I've saved enough for a down payment since I've been living in BR spending very little on housing, vacations, or going out. I'll be making right at 6 figures in an extremely secure job.

Used to live in Hoboken, my wife could be at her job in the city by Path in about 30 minutes.
If you bought in Hoboken you can easily sell in 6 years and make a profit.
Buying in Jersey city would be a little less expensive, depending on where you bought, but that investment will also pay off in 6 years of you decide to sell

In NYC, where most of his peers are making the same and a six figure income is the equivalent of 40k in Louisiana and most of his money is going toward living expenses.

Just saying, a single guy making a decent salary is gonna have wayyyy more fun in NYC than Baton fricking Rouge.

Well obviously he's not gonna be living OT baller status.


But again...he's single with no kids. It's not like he's gonna be living on nothing but ramen noodles or anything. He could still have fun. Also...remember he won't need a car there so that's car payment, insurance, gas, etc that he doesn't have to worry about as well.

If trying to live a Manhattan lifestyle and put away some savings I don't think it will get you very far

Yeah you're probably blowing minimum 25k on living. Everything is more expensive here too, dating, going out to a bar, getting TP from the bodega. God help you if you smoke.

But really nothing compares to living in NYC if that's what you want.

congrats tho, it'll be an awesome adventure being single.

Sample an international fare of women, cultures, and ideals. Play up your southerness but educated and open-mindedness, NE women will eat it up.

Those Dominican asses will draw you in baw. Stay the frick out of the black neighborhoods in Brooklyn.

100k as a single guy will have him leaving great in NYC

He is looking at around 5,500 take home a month

Let's say he spends 2500 a month on rent(this is assuming he goes the expensive non roommate route

Groceries=$300 a month
Cell phone= $150 a month
No car payment. It is pointless in Manhattan
Cable and Internet= 150 a month

So he has around 2400 left over for booze, entertainment, and whatever the hell else a month

I couldn't give up my car in NYC. I'd cough up the $600 a month for parking so I'd have the freedom to go anywhere I'd want, whenever I want, w/ whoever I want.

Saving and stashing back cash is important to me, that's one of the first things I put money in, my Oh shite! account gets fed first.

Why pay that much in garage fees when you can rent a car pretty much every weekend if you want for the same price of a garage? Not to mention the costs of buying and upkeep of a vehicle, as well as monthly insurance. I would sell my car in his situation to bulk up my emergency fund. The only reason to have a car would be out of town trips, and it would probably be more fun/relaxing to ride the Hampton jitney out to the beach on the weekend instead of driving.
