The people who made the property value in NOLA go up aren't going to Metry when they leave. They are going out of state.
No one is going to live in Loundon County and brag about a house in Fat City a block off the Metry Parade route.

While I agree with you. Im not talking about anywhere near fat city. That’s a dump. A LOT of people will move out of state. You ever meet someone from old Metairie?
Just ask if they live in Metairie. You’ll be certain they live in Old Metairie. People will pay for that designation and wildly average shops, salons and restaurants.

The appeal of old Metairie is being close enough to orleans that all of the amenities there are within a 10-15 min drive but you don't deal with the shite value proposition of living in Orleans parish. It's not like kenner, new Metairie, RR or the northshore where it's much more of a bitch to get to the popular spots in Orleans.
shite my crib in OM was A LOT closer (at least in terms of drive time) to a lot of the spots I went to in Orleans vs when I lived in the channel. Missed that stein's tho fr.
Downtown, quarter, bywater/marigny, mid city and city park are all way easier to get to from OM than uptown.
No one lives in old Metairie because of the shops, restaurants and salons IN old metairie.
Eta: I 100% agree with fightin that the transplants driving up orleans property are just going to leave the area instead of move to Jefferson parish. If nola drives them out they aren't staying in Louisiana.

No one (and I mean no one in 40 years of living here) I know of in old metairie lives here bc of the bars, shops and restaurants in old metairie. We live here because we get to enjoy the best parts of New Orleans without having to deal with the bullshite (crime, taxes and Hurricane Teedy).
I have lived in OM my whole life. I used to dream of Uptown ,and looked at it hard for our dream house. I will take hard pass for now.

Nothing is that far away to make old Metairie all that unique in that regard. shite I’d rather live south of Jefferson Highway in old Jefferson or harahan over 80% of old Metairie. But it does best living in lakeview that’s for sure

Grew up there, Ochsner/Rio Vista area.
Also lived in Old Metry, Lakeview, Gentilly, & Harahan through my adult years in the region. Long story short, Old Jefferson is the place to be in the GNO area. BTW, Harahan sucks the most.
Either way just move to Texas, it's where it's ultimately at. But if I had to live in that area by the curse of some unknown universal force, it would be in Old Jefferson.
