I don't live there but got people out that way. I might agree with track homes, but I've seen very few apartments in Zachary, especially compared to other places in suburbia.

As far as “higher end developments” go, there are Copper Mill, Americana, and a new neighborhood by Berkshire Hathaway off Rollins Road.
The reason those aren’t as numerous as the other developments is that Copper Mill is still filling out from when they started about a decade ago and Americana slowed considerably when the economy took a hit about 5 years ago.
Even the tract homes have different tiers, as you get the low end ones in the 170s to the higher end ones starting in the 220s.

The big ones they have been winning weren’t in the Dome.

The one across from Americana is huge and new and Parkside Apartments just completed a big expansion on 964. Not to mention all the older apartments in Zachary.

Why are so many developments throughout Louisiana being managed by firms based in alabama? Both of the developments in Zachary are being managed by alabama companies. There are two projects in NE Louisiana being developed by alabama companies. I'm sure there are more...???

Even if St George forms and a school district is built, it will take years for there to be infrastructure and track record to see people move over en masse.
It won’t destroy Zachary overnight but it will sure put a pin into the real estate bubble because the demand won’t be as strong.
As kids graduate and the parents no longer have kids in the system, they likely sell the house due to the tax burden of that school system but fewer people are fighting to buy the house.
It would be a decline but a slow one.

In growing areas, National home builders and developers are common. Since the 2009 recession, they’ve scaled down and learned how to make profit in smaller markets.

There is like 2 apartment complexes in the entire area minus some old run down ones by the hospital. Probably less than 3% of the population. One of those is not in the city limits. The city only allowed the other to expand because it is run well. The city does not want any other complexes based on a few city hall meetings I went to.

They are in the process of refining the UDC. Part of that is to address lot size and future land use. There has been too much spot zoning going on in the past.

Just do a little digging on Marion and you will find out how big of a crook he is. He was tied to some projects in orange beach and Spanish fort Alabama that I’m not really sure how he stayed out of jail on, maybe he didn’t. The guy will come in her with his kids who work for him and screw a ton of people over before it’s done.
