It honestly wouldn't be a bad thing for the Baton Rouge area if the a greater proportion of the inevitable suburban development was in areas that were not as dependent on I-10 or I-12.

Zachary, Central, the Felicianas, etc.

Almost never are entire developments built at one time. The developer must maintain a balance of supply and demand. Cannot flood the market. However, plans must be approved by the municipality, thus the entire project (multiple phases) will be approved up front. In the case that additional are not built within a certain timeframe, the plans must be re-submitted to the municipality for reapproval.

The mayor there is pro-growth to a fault. He wants growth at any cost. The City didn't have a good plan for development and it got away from them. The city is way too track home and apartment development heavy with less and less higher end development.

I don't disagree so long as the ratio to single family owner-occupied homes to apartment units does not change.

Both add traffic and place new demands on parks, schools, drainage, etc. The apartments often don't age well and tend to rely on subsidized rents rather than modernizing after 20 or so years.

Copper Mill and Americana are still filling out on the high end of costs and there are numerous other neighborhoods still being built in the medium and low ends of costs.


At this point, I don’t think flooding is nearly the concern that infrastructure is. Old Scenic is 2 lanes for the better part of 61 by Jetson Correctional to 61 at the edge of West Feliciana. If they keep building huge neighborhoods on this road, they’ll need to add more than an occasional turn lane.

I see Zachary is getting on the Livingston and ascension parish plan of just continually developing neighborhoods with no regards for the effects they have on infrastructure and flooding. I mean it’s worked out so well for those other two

964 is going to need to be a divided 4 lane road very soon - at least between 61 and Port Hudson-Pride road.
