We moved from Green Trails last year with the same concerns with the surrounding neighborhood and the sale of the land behind the old Woodlawn high school, which the developer plans to build a mix community. Sounded a lot like the St. Jean apartments that are off of O’Neal and South Harrell’s Ferry which eventually turned Section 8 and made O’Neal the shithole it is now.
Built a custom home and broke even when we sold, 7 years after building.
The decline was noticeable on Ferrell the most.

Azalea Lakes is starting to get lower income whites, and it’s starting to look worse from the road. This slowly reduces property values and will eventually allow in culture if it follows the same trends as Broadmoor, Sherwood, Coursey. But it will be a long long time before it’s significant like Broadmoor

Would live in parts of Broadmoor and Sherwood before I would ever live in Azalea Lakes. Aging 1980’s-90’s suburban architecture with no space between houses won’t end well. At least you could potentially live in a mid-century on half an acre in Broadmoor.
Shenandoah is a great neighborhood, btw. People having panic attacks over a nice neighborhood. Jeeeez.

This can be said for any neighborhood. An established neighborhood in a good location with desirable architecture, etc., will always have the potential to be rejuvenated. There are only so many places for people to live and for a lot of people, like me, these newer neighborhoods being built just aren’t desirable.
I just don’t see Shenandoah falling off that far, but perhaps I’m not looking hard enough.

Broadmoor and Sherwood have actually turned the corner and gone through the phase of coming back around and becoming decent again.
That area has the benefit of a lot of its minorities being Vietnamese and Asian and those groups really keep their property nice and don't bring in the crime.
Broadmoor/Sherwood is definitely trending up while Shenandoah and southeast EBR is trending down.

I don't wanna say exactly, but it's in one of the Carolinas (the good one), in a city that rhymes with barolette. It's been good for little P being in a public school that doesn't have metal detectors, and traffic never comes to a complete stop.
