Selling my house by owner currently and the calls and texts I get from people trying to scheme me are fantastic. I just assume everyone is lying.

In that case, I'd be pissed that the buyer's agent wasn't working in your best interest over an extra (I'm assuming) $50-200 in their own pocket.

I'd negative review blast them on every outlet available.

Last two homes I sold had cash offers at full price. My realtor communicated that to all parties and we got better offers from everyone.

It was true 100% on my last two houses.

No Real Estate agents follow a strict code of ethics and would rather not make a sale than tell you a lie.

Ok, doesn't have anything to do with what you quoted. Cash offers are seen as superior due to closing faster and having less risk (even if that risk is minimal). A cash offer is almost always going to win in a competitive market if the offers are otherwise similar.

Pretty much all they do is lie. The last one I dealt with lied to my face and actually got the owner to go up on the price that was being asked because she knew we wanted it. I already knew the other offer he was given and she tried to tell us it was the asking price if we would just go a little lower we could get it. The other offer was $75k off asking price. That place is still for sale 4 years later it had been on the market for 2 already.

real estate agents push cash offers cause they want guarantees on commissions.

Doesn't mean they'll get final approved. Just because they have a pre-approval letter doesn't mean the lender verified everything.

Unless the house just went on the market, then my response would be that it must not be that good of a cash offer or you'd have accepted it already

Yea, this is bullshite. Actual cash offers carry a lot of weight on certain types of property. Especially if there are any problems with the property, or if expediency is important.

I made an offer on a house about 20 years ago. My real estate agent worked for the same agency(different agent) listing the house we wanted to buy.

The house was not being lived in as the couple had already moved(6 months earlier) but left enough furniture to "stage" the house.

We made an offer on the house well below list price and several counters were made....I finally told my agent...I'm not budging from my last offer. She asked me why?

I told her I had the leverage, I didn't HAVE to buy that house. The next day she told someone had a made a "cash offer" and I said OK good luck and thanks.

Two weeks later the agent calls and said the deal didn't go through and asked if we were still interested. We bought the house at that point.

We had to sell the house 2 years later because I got transferred and called the same agent. I called her out on the BS "cash offer" that her and the listing agent pulled to expedite the initial closing. She knew I was right and agreed to list our house for 3% instead of the customary 6%.

Moral of the story...research realtors before selecting one...secondly, try to avoid situations where the same reality company is representing the buyer and seller.

Best one was s guy flat out asking me what I owed and if I’d take that.

I guess they wouldn’t do these things I’d people didn’t accept.

My favorite is when you make an offer for close to asking price and they come back with the "We have multiple offers..we need your best and final by Friday morning"
Can't wait for the day that Real Estate agents are as obsolete like travel agents.

What does cash mean in this situation anyway? Doesn't the seller get cash from the bank? WTH would the seller care if the buyer has cash on hand or if it was borrowed?
