Is the Real Estate ploy "we have a cash offer" a bold face lie to make you offer more?

I say yes. They can say this, and offer ZERO proof. They can tell you ANYTHING about so-said "other offers" and not have to prove squat to you in print. Snakes.

Yes but if you are actually paying with cash and no loan, process goes faster and less chance of falling through

In california we ran up against several all cash offers, what they wont tell you is that many times its overseas money and its a pain to get into the country. They could wait for months.

I was like, i don't have cash but i can close in 20 days. whats more important to you.

When we put the offer on our current house, amazingly someone else supposedly was submitting their best offer that day. The realtor suggested we bump our offer, and I was like no thanks. If we lose it, we lose it.

We didn't lose it. Obviously this won't work every time, but I'm very skeptical when something seems like an obvious ploy to raise a price or force my hand.

Sadly, "cash offer" in real estate has come to mean "doesn't require traditional financing". Meaning, they either have the money in the bank to pay for the property outright, or they have a private lender.

We did this last month. House had some issues that needed to be fixed. The sellers were not interested in making the repairs so we walked. They weren't happy about it, oh well.
