its likely the case but at the end of the day they make up their own rules and basically do what they want. broader picture, if your zone is changed or ratings go up, generally its because you actually do have a greater chance of flooding than originally thought making an increased premium even more worth the cost you pay.

There are def some people in the BR area that would probably always be in the clear unless the Mississippi levee broke which would be game over for BR anyways. The people who live on the built up areas off of highland theres no need for flood insurance there.

yeah didn't call anyone foolish, just not logical

and I'm talking about people in the heavily hit areas

if you got the same amount of rainfall as the neighborhood next to you and they flooded and you didn't come close to flooding, I don't see the rationale to get flood insurance

It's not about being able to afford it. It's whether it's worth it to me, personally. If any utility of mine (cable, Internet, car ins) suddenly increased by 40%, I would take a look at it and decide if it's worth it or if I needed to change something.

Just purchased it 250k/100k for $450 a year. For $37.50 per month and as much as I stressed watching the water come up the street knowing I didn't have flood ins. I went ahead and got it.

its just not a simple clear cut scenario for a next flood event when you are moving the heavier gray shades around and maybe the next flood event is 4 days or this or that... they are all different events.

If I didn't flood during this I won't flood till the world ends. The city would be destroyed if I flooded I think.

the next event could be worse and you could flood, I have yet to claim otherwise

I'm just talking about the percentages of it actually happening

Attaching a percentage to this makes no sense. I never understand why people do this when dealing with money.

40% could be $15 or $15,000. It isnt an apples to apples comparison

i can't. i'm not the % expert. insurance is for that very small chance, i'm not nit picking differences. if insurance wasn't for a very small chance, they wouldn't offer $350k worth of coverage for $450.

1) flash flood. My aunt in Denham got 3" of water in their house on Friday of the rain event. water quickly receded. When the Amite rose, they did not get water in the house.

2) backwater/River flooding. soo much runoff hits the river system at once and cant get out fast enough.

Relocate those 30" of rain in a 48 hr period to your subdivision, and chances are you will get flash flood water....


There are not too many places that can handle that amout of rain in a short duration... unbless you live on top f a hill

as for cost, I am in Zone X and for $250,000 dwelling and $100,000 of contents i just paid $450 to renew on August 1st.....
