Zone X premiums are Zone X premiums. Now, they will likely rezone some people which will cause insurance to go up.... So if you are in Zone X and want insurance, get it now

The only thing that frustrates my libertarian arse is this:


If there is a flood in 10 years, those without flood insurance who CHOSE not to purchase it, will be calling guys like me assholes and dicks for saying they dont deserve a penny of help.

I mean look at the threads from a week ago. People like me were vilified

Im not out here to bash anyone. Everyone has their own reasons to have or not to have flood insurance. Bottom line is Baton rouge and the surrounding areas are very flat. Fast moving water can and will travel over a long distance if enough is displaced. That is one of the major reasons why places flooded that werent in a flood zone.

I know it doesn't cover wind driven rain, but rising water during a hurricane would still be covered I'm assuming? Watching the tropics pretty closely until my 30 days is up.

Actually, xxx year floods do not mean that many years, rather a 100 year flood represents a 1% chance yearly, 500 year is a .5% chance etc. and we could have the same rain event next year and the only thing that changes is a neighborhood is built and changes the flood plain, a highway is build and creates an artificial levee, etc, and the flooding could be drastically different.

They might, but they still have not adjusted the map in New Jersey since before Sandy. If you have flood insurance prior to be rezoning as a flood plain then your "lower" rate will be grandfathered in.

you have this assumption that all flood events occur in the same manner.

This is honestly my position based on where I am. I live about 1' off the highest elevation point within BR city limits, my house is raised another 3' above that. The two creeks/ditches near my home are both more than 1/2 mile from my home and their banks are 12 feet below my home elevation.

Hell, I'm still 5 feet above the Mississippi River flood stage from the flooding a few years back.

I did, but you said to get insurance now if you are in zone whatever since they will likely change the zones

but it really doesn't matter if you get it now or later because if they change your zone they will increase your policy whether you get it now or later
