Hell yeah, revolutionize the strip club. It could have.
You could have Cirque du Soleil type shows that are adult themed then the traditional strip club could be part of it all. Like one part of it would be for the shows, then have an upscale sports bar that is connected to the traditional strip club. With some brainstorming you could come up with something that would work

Ok picture this:
You gut out the interior and create a circular, multi-level parking garage. However all of the spaces that are along the interior circle face a large open area. Here you can have people tailgate with their trucks, under shade, to face a 360° screen that could broadcast games and function as a drive-in movie theater.

With historical protections in place and the owners failing to drive any concrete plans for redevelopment, this situation won’t change.
Other entities are putting forth redevelopment plans every few years that end up going nowhere.
Unfortunately, the building served its purpose. I lived there as a kid and went to many Astros and Oilers games with great memories but this building just doesn’t seem capable of coming back short of a solid, actionable redevelopment plan.

Just think of the larger cousin in New Orleans when that building faces the same ultimate end. I wonder if Gayle and Tom’s charitable trust will be used to build a new Riverfront stadium when the team is sold to a new ownership group and wants a new stadium.
We can call the project Tom and Gayle Benson Stadium at Caesars Field or vice versa. It will be built in Algiers and we will bring back the MART to get people from downtown to the stadium.

Hotel right next to the arena. Put a music venue in the bottom.
