I did a pretty good job warning all my kids about buying houses within their means. I for one, always bought houses to the limit I could afford. My kids didn't make the same mistake and are doing well.

I could take a 50% pay cut and not be sweating about covering all my bills. I live cheap AF already. Have a good bit saved up, too.

I'm self employed, so I keep a rainy day fund of about 6 months living expenses in checking / savings.

In Texas property taxes can absolutely destroy a new home purchase. When they estimate your taxes they use the previous tax years appraisal value from the previous owners. The previous owners had the house homesteaded long enough and the value was close to double what their tax role was. When a new person purchases the home, they reevaluate it like it's new. So our mortgage payment jumped $800 a month 3 or 4 months after we moved in. If we had bought at the absolute top of our budget it would have absolutely forced us to sell. Fortunately I got a big raise around that time and we were able to weather the storm. Then Abbott increased the homestead exemption from 30 to 100k and that helped a good bit.

Property taxes seem like the most unconstitutional form of taxation.

We pay income tax on our earnings, sales tax on everything we buy then property taxes on our homes. Then the government shits away every cent we give them on things that don’t help the taxpayers

I was scared cheap 25 years ago. Before that I had a string of German cars and one exotic. Expensive golf membership and not a financial fear. Now I have a 15 year old truck and a few passive streams of income.

People learn many ways.

Wouldn't be a problem. Could pay the house off tomorrow if I wanted to and that's the only thing I owe money on. So I wouldn't be happy about not getting paid but I'd be ok.
