How does a city like Baton Rouge have such high housing prices?

I remember just 2-3 years ago we all thought they were topping out. now they are even higher. Will there be a major housing correction in future or are homes correctly priced.

Continuous multi-trillion injections of government monopoly money will put money in home buyers' hands. The interest rates will correct a bit, but the home values will probably continue to rise.

10% annual inflation under Brandon likely means we are all screwed.

It is in the top 2% of cities in the US to live.

Housing prices everywhere are high. I don’t know why. My buddy just sold a house in Kenner for asking price, cash sale. On the market for two days.

Supply is low when you consider flood and violence. Very few places to live that are not flood prone /flood very little and also not part of the hood.

Link? Hard time believing that.

It is crazy to me how some of these housing are going for a crazy price. I look daily since our family is wanting bigger and to move to another area of town to be close to the school my kid goes to but there is NO way I am going to pay 350K for a house that is 30 years old and isn't even updated.

Here's the next move: Built-to-Rent Suburbs
No more home ownership, and everyone rents

Built-to-Rent Suburbs Are Poised to Spread Across the U.S.
Economic forces and generational preferences are leading to a new kind of housing: subdivisions designed for renters and managed like apartment buildings. What does it mean for suburbia?
quote:
For some residents, the gated community in the Arizona desert is their first go at suburban living. The 222 houses have tile roofs, garages and white-fenced backyards where residents host barbecues and their dogs play. But these aren’t forever homes, or even starters: They are one- and two-bedroom rentals, with rents starting at $1,420 a month.

Is this a Baton Rouge thing or a nationwide thing?
Housing prices in Knoxville are getting high as giraffe pussy over the last few years as well.

BR might be a little higher than comparable cities but this is just what the housing market is now. Also, there is no bubble. It is what it is.

Good question. Not sure how the BR job market is supposing the increase in prices. Sure interest is low , but that is offset by higher prices. And income haven’t gone up that much. You add to the increase in price of everything...food, gas, healthcare, kids education...and you wonder how can this continue?
I bought my house at 160/sqft. It’s around 210 right now. I would have problem buying it at 210 now.

Same as Nola and probably 25 other cities at least

I found an article from 2019, but BR is ranked #69 in top places to live ...... https://livability.com/best-places/top-100-best-places-to-live/2019/baton-rouge-la/

It is only certain areas. BR is really a new money town and everyone is trying to all live in the same places to prove they are in the clique.

High everywhere. I moved from Vegas to Idaho early this year. Took me 16 offers before we got a house. Alot of it was due to losing to cash offers from people from WA, OR and CA.
I think the median house price in Vegas now is $450K. Nice area of town that will get you a 3 bed, 2 bath, 1300 square foot house on top of your neighbor. One of the reasons I got out. Wanted more house and land.
But yeah, its nuts everywhere. Crazy the equity that is showing just since March on place I got.

Buddy, only 66 posts, you will need to tune your sarcasm meter a bit. Welcome to the OT

Look on zillow at San Diego... 1300 sq ft house for 700k+ minimum, looks like it belongs in North BR. 2 br apartments for 3000k... Real estate out here baffles me, and I had to go 75 miles away just to get what I consider an ideal house.

Have you seen BR traffic? People want to live close to where they work.
