off topic but...
two things that will be a drag on the Heights and makes it incomparable to West U. West U/Bellaire/Braeswood while they were definitely middle class 1920-1980's they were always mostly white, which if I'm being honest from a real estate standpoint-it greases the wheels of gentrification. It also has a dedicated Fire/Police. The Heights has a large minority/immigrant community with apartment complexes and non-continuous residential areas. It won't ever reach the level of West U/Southside. Its current bump is because they've finally allowed liquor sales and grocery stores/restaurants finally went in.
Further it is oddly cut off from the rest of the city by galleria traffic to the west, congested city streets to the south, and downtown traffic on the east. It can take 45 minutes to go 5 miles in any of those directions during rush hour. West U/Southside is better located and largely self contained
well said
the Med Center is growing much faster than downtown so that is pushing WestU/Southside Place regeneration much faster than the heights.
The best thing Bellaire, WestU, Southside Place did was incorporate and pull away from Houston/Harris County for Police, Fire, trash etc

Can you provide pics of these shite homes?

The lots themselves will become so valuable that people will tear down the house and build a brand new house on it . The reason this has not happened sooner is the downtown work crowd is not growing as fast as the Medical Center work crowd and the Junior High/High Schools in The Heights are bad. So young families in the Heights move out to the suburbs when their kids get out of elementary school
Uh, this has been going on for a long time. Does the heights have more area left that hasn't gentrified?
There are the areas like Norhill that are historic and cannot torn down.

Bellaire,
I have relatives there. They've lived there since the 70s.

Do people think there's just hundreds of thousands or millions of people that will harp in on $1 mil+ shite homes?
I think so. People with FU money don’t give a shite about the price, and there are gazillions of those in Houston.

Heights was gentrifying well before the alcohol sales deal which was in 2016. It was bizarrely shitty given it's location to downtown in 90s/early 00s
Katrina, unironically, played a big role in moving people in and turning the neighborhood.
med center is the only job center that blows to go to from there. EC, port and uptown aren't bad commutes from the heights/timbergrove/garden oaks.

Very few people have FU money. There are wayyy more million dollar houses than people with FU money in Houston.

This is accurate. I HATE going to the med center but everything else is a breeze from Heights/Garden Oaks/Oak Forest area.

Lot more people working from home with not having to commute making that point less important. I just leased out a home this week to a young couple looking to move back into the Heights for the entertainment

Sure, but you don’t need FU money to buy a million dollar house, for crying out loud. Anyway, check back in two years; what you’ll find is that the price of those homes is higher, not lower.

Yep as he did kill two people.
He'll be given protective custody in prison, unfortunately.

I wish I could get my hands on these mfs. I don’t know how police have the self control to not just smoke these people on sight. Hopefully he will get handled in prison.
