the Med Center is growing much faster than downtown so that is pushing WestU/Southside Place regeneration much faster than the heights.

The best thing Bellaire, WestU, Southside Place did was incorporate and pull away from Houston/Harris County for Police, Fire, trash etc

Heights was gentrifying well before the alcohol sales deal which was in 2016. It was bizarrely shitty given it's location to downtown in 90s/early 00s

Katrina, unironically, played a big role in moving people in and turning the neighborhood.

med center is the only job center that blows to go to from there. EC, port and uptown aren't bad commutes from the heights/timbergrove/garden oaks.

Very few people have FU money. There are wayyy more million dollar houses than people with FU money in Houston.

This is accurate. I HATE going to the med center but everything else is a breeze from Heights/Garden Oaks/Oak Forest area.

Lot more people working from home with not having to commute making that point less important. I just leased out a home this week to a young couple looking to move back into the Heights for the entertainment

Sure, but you don’t need FU money to buy a million dollar house, for crying out loud. Anyway, check back in two years; what you’ll find is that the price of those homes is higher, not lower.
