Starting out is tough, it has been for every generation. I went to college and had to work at the college library, the gym/weightroom and the pool (lifeguard) to cover tuition. When I bought my 1st house (condo) I didnt get any assistance from my parents. Then I got married, again with no assistance. Im 100% sure that my kids wont have to walk that path. It may not be a lot, but it will be 100% more than what I got.

Prices will go down when Trump closes the H1-b Indian superhighway and hundreds of thousands of them leave and have to sell their homes, dragging down prices.

What would you do about it ? It's not that hard to figure out, we got the government propping up the lazy while the workers are getting undercut by illegals and H!B's. If no American worker can be found, then a salary of 500k is fair, make that the minimum for h1b adjusted yearly for inflation. Total halt to all immigration for at least 10 years. Debank all current illegals and make it a serious crime to knowingly hire one including small businesses. Of the known illegals create a database searchable by any citizen with all criminal records and known locations

I’m not minimizing how bad illegal immigration is, but why is the new OT talking point a bunch of Joses from Guatemala are the reason houses are a half a million dollars in places like Collin county or the woodlands?

Generally on this issue we either legislate based on people being smart with their money (the vast majority aren't) or we legislate to try to get people who have no business owning a home on merit into something they will never pay for.

The real kitchen table meat and potatoes of the issue is that we have to get monthly payments down, which means we have to get rates down. I'm not saying drop them tomorrow and ignore all smart fiscal policy, but we need to be pulling levers that decrease rates or giving out low rates on government loans to highly qualified buyers even if its not their first home purchase (under a certain income threshold) to get the market moving at least somewhat again.

"But when rates go down they will be paying more for a house even if the payment is cheaper!". That matters to me and anyone else that knows money, but that doesn't matter to your average person. Their mortgage payment is the number that matters.

I think there is a gap between the "pull yourself up" crowd and "something must be done" crowd, but this take is genuinely out of touch.

The issue is not that there are no affordable starter homes. I'd be more than willing to buy a 2 bed, 1.5 bath home ~1200ish square feet on a small lot. The issue is that those homes are now not safe to occupy due to wealth inequality.

I see homes like this all the time in Houston. And a block down the street is someone hunched over on drugs. Is it the worst spot in the city? No. Will I be moving my family to this area? Also no.

That being said, I think getting up in arms does no good. This country is based on individual freedoms. The door is shut. The issue is not "how do we get the door open". The move is "How can I think outside the box in this economy and be prosperous". For that, I am unsure.

Labor typically accounts for about 38–42% of total construction costs for a new single-family home in the US. The bulk of that is on interior finish work electrical/plumbing etc

Because again, that was the context: the equivalent of $285k could, a few decades ago, buy you a 2k+ ft2 3br/2ba house in a nice neighborhood in Baton Rouge. If your response is “look at all of these houses that don’t fit that criteria”, you’re proving my point, not undermining it.

My wife had one condition when we bought a house the first time...needed to have two bathrooms because from a previous relationship she came to the realization that she never wanted to share a bathroom again with kids

Yea, this is kind of the self-defeating cycle that current market is in right now. The young homebuyers need 20% or more to put down on the house to get the monthly outflow within the recommended range as a % of income, with where prices are currently. However, that number is an extreme hurdle to get over (both internal and external factors at play there). To put the minimum down, they won't be able to afford the house on a monthly basis. They get essentially stuck.
