I just don't understand this statistic. Where's this come from. What town/city is this data? I live in a small town. If a house is priced at $446k, it's pretty obvious from the outside that it's not a starter home. Are the prices in BR, NOLA, and wherever else skewing the data that much? Speaking just in Louisiana of course.

Then please allow me to restart and restate my argument.

I reject the premise that a person needs to start with a 3br/2ba house. I didn't. A year after I got married in the mid-90s, my wife and I moved out of our apartment and into a 2br/1ba house in the BR area. The house cost $55k; I spent an additional $50k renovating it. We had two children while in that house and stayed there for 8 years. The house is currently worth $160k to $185k.

And there are houses in the BR area for under $285,000 in nice neighborhoods. You only need one, and there are many.

Your “argument” is pointless; I literally said in my first post of this chain that the house I was referencing wasn’t a “starter home”

My point, for what is probably the fourth time, is that you can’t buy that house for $285k, which is the equivalent of what you were able to buy it for thirty years ago, when it was thirty years newer. Or to go back to your old house: you paid the equivalent of $110k for a house that (according to you) is worth 175kish with three decades more wear and tear.

Again, I’m already a homeowner, so this is all academic to me. It’s just silly as frick to pretend that first time homebuyers today can “just do (insert random poster) did” three, four, five decades ago. You were able to buy a house that was X Years Old for $Y. If someone coming behind you wanted to “start” in the same place you did, it would cost them $Y+$65k for an X+30 year old house. How much more would they have to pay for a similar house in a similar area that’s three decades newer?

That’s the point.

Oh well. What’s done is done. Already paid the other 50% off.

And the house has appreciated 150% in the last 9 years. Is that good?
