I’d recommend a one bedroom unit if it is mostly for investment.

I totally agree with this. Bought a 2BR and have since bought several studios. The cap rate on the studios are much higher than the 2BR. I wanted to sell the 2BR and get 2 more smaller ones, but the wife wants to keep the 2BR for family getaways. Which never seem to happen because they are always to busy to vacation with us, but often ask to stay at the studios (while we baby sit the grandkids, of course!)

But if you're selling $1000 tickets for $1500, you would have had more money not buying the tickets in the first place.

Cheapest right now on SeatGeek is $175/ea for Divisional.
The cost for both Div & CG for this seat is $179.
So (if it sells for this price) they could go to CG for $4 out of pocket per ticket.

I am sure there are tickets where you'd have to pay more than that for the CG, but a quick look at 142 shows $650/ea for a pair and the package costs $765. The net for CG would only be $115/ticket.

I am not saying there aren't tickets that cost $1000 that are only selling for $1500, but I couldn't find any.

if you can't afford an nfc championship ticket at face value then you need to make better financial decisions than purchasing season tickets in the first place

Not everyone is as well off as you are. Some have a budget which may already be shot after Christmas, and if they can sell one game to be able to pay for both and attend the 2nd one, then great for them. But that's just my retarded logic.

Sold mine to buy Superbowl tickets.

Way I looked at it was if they win this weekend, there will be a second home game, which I will definitely go to.
If the lose, well, I'll have next season's tickets paid for.

If they were not a #1 seed, I would have gone to this game, no doubt.

Private entrance with no line to get in Dome.
Full service bars and more upscale food.
Free Crown Royal samples.
Little to no wait for bathrooms.
If we end up with the second game of the day you can sit and watch the first game in the club before going to your seat.
Ability to purchase alcohol after the 3rd quarter (not allowed to take it back to your seat).

Mine are available on seat geek

Mine have yet to show up in SeatGeek so I am curious if you did the pay as we play or paid for the full package up front?

I have T-Mobile and for some reason, maybe having 100,000 people on one block, it’s slow to pull up sometimes.

Screen shot them before you leave home. I do that and have had no problems. I then text to whoever goes with me so they can get in bunker club without taking me or my phone with them.

Mine are not available yet either. I had them listed on StubHub and received an email from them last night that the Saints had released the barcodes and that if I did not enter them in asap, the listings would expire.

They release the Wild Card schedule and the Divisional round host schedule all at once I’m pretty sure.

This is correct. Unless something changed from last year, the divisional round host date and times are announced with the wild card schedule Sunday evening of week 17.

Pretty much came in here to say this, almost word for word.
When I was a teen and the only one still home for Thanksgiving my mom asked if I wanted something else instead of turkey. Ended up bbqing chicken and fixing baked beans and potato salad while watching NFL. Continued that for about 10 more years until i got married and wife wanted more traditional thanksgiving.
Bookmark I have on phone in event I’m on the road during a game.

Double your money in less than 2 years. Not a bad idea.

We do too. We bought one in 2014 and it did so well we bought another in 2015. Both studios. Neither are beachfront. Have one a couple of doors down at HP that I have been trying to talk the wife into selling to get another at SB but special assessments scare her away from too many units in the same building. Although since we've been there we've only had one for like $700.

Be prepared to have issues with the cleaning crew. Most suck

That was our biggest issue. Our old cleaning crew would blame everything on the guests, while the new one apologizes and makes it right, even when it's the guests fault and not theirs. Clean units = good reviews = more bookings.

Maintenance not as much of an issue. We do get a lot of minor things, but you get friendly with the onsite building maintenance, take him to dinner when in town, and they will be more than happy to help you out. Just had one replace a tube light in the kitchen and then unclog a toilet (at a complex he doesn't work for) and charged me nothing.

I think we have units in the same complex, and if so, our maintenance manager just moved to Gatlinburg and we have yet to meet the new guy.

I'm not sure you are understanding what hurts your rankings properly. VRBO ranks you on your conversions. So the more inquiries through VRBO you receive and convert to reservations, the better your ranking.

I realize they don't hurt rankings to block off dates. What I meant was if everyone contacted you and asked to book outside and you did, it would lower your rankings because you would have 0 bookings through them.

Blocking off a few for friends, family, and return guests wouldn't affect it that much if at all. All else being equal, I book 50 reservations through them and you book 40 plus 10 outside their system, we both have the sAme total to us but I'll end up with higher ranking due to more reservations through them....or atleast that is what I was explained when I was asking how to get higher rankings. Who knows exactly what their algorithm is for rankings.
