re: Any VRBO success stories? - blupony
I'm not sure you are understanding what hurts your rankings properly. VRBO ranks you on your conversions. So the more inquiries through VRBO you receive and convert to reservations, the better your ranking.
I realize they don't hurt rankings to block off dates. What I meant was if...
Get all your guests emails, and we email them the day of their departure and let them know if they are interested in booking again in the future to contact you directly to save money.
The problem with that is the way VRBO uses their metrics to rank properties. You rent outside of t...

re: Speeding Ticket in Jefferson Parish - Fight it? - blupony
Several years ago I got a ticket for 31 in a 20 on Lake Ave. Went to court. DA called everyone in one at a time. Asked me if I had ever gotten a speeding ticket before. Told him "No, Sir" He replied "That's what I like to hear" and dismissed it. ...

re: Will a Beach condo pay for itself by renting it ? - blupony
[link=(http://www.usamls.net/baldwinlistings/)]Beach Condo MLS[/link] I use this site. They used to list the solds with asking and sold price along with days on market, by complex. They stopped doing that recently. Also, she is not my agent, so I am not endorsing her. I just like the way her ...

re: Will a Beach condo pay for itself by renting it ? - blupony
Not much at all. Relocated and put in a bigger TV, replaced the sofa bed mattress, added a memory foam topper to the main bed, added knobs to kitchen cabinets, put in a wicker dresser, new sheets & pillows. Decorated it with pictures & art we took out of other condos. This wasn't at Sugar Beach; ...

re: Will a Beach condo pay for itself by renting it ? - blupony
I have a hard time believing you are finding $80-100k 'beach' condos that rent for $20k a year right now. Are you buying them retail or getting great deals somehow? Why is the price so low? Hard to believe someone wouldn't be buying them all up at that price point. My main concern is the pric...

re: Will a Beach condo pay for itself by renting it ? - blupony
So, you are considering all of your costs associated with purchasing the property, interest, condo fees, etc and are already making a profit in year 1? You do have some benefit of not having costs during the slower early months, but seems very hard to believe.
Not counting the purc...

re: Will a Beach condo pay for itself by renting it ? - blupony
Wow. Didn't think it affected rentals that much. Went to Orange Beach, Pensacola, and Panama Coty during those years for my sons travel baseball and everything seems pretty packed. So was the main reason that a lot couldn't afford vacation after losing their home or the fact that there were so ma...

re: Will a Beach condo pay for itself by renting it ? - blupony
Bumping this because 2 weeks ago I went under contract for a condo in Gulf Shores. Before I went to closing today I already have enough income from rentals to make a profit for 2018 after expenses. Prorated for 2018 I am already over 6% gross and that is in less than 2 weeks before I even owned ...

re: Will a Beach condo pay for itself by renting it ? - blupony
I stand corrected...1 million for $12k property tax. But that is Florida, where they have no income tax, so they make up for it in property taxes. I pay close to the same amount of property tax for my properties in Tampa than I do for ones that assess for twice as much in Orange Beach. ...

re: Will a Beach condo pay for itself by renting it ? - blupony
I could be wrong but I don't think most people following this thread are looking at investments big enough that would warrant a $12k property tax bill. I would have to guess that's in the 2 million range. ...

re: Will a Beach condo pay for itself by renting it ? - blupony
The last beach condo I bought was in Orange Beach in 2015 and I am grossing over 21%. Net over 13%. The one I bought in 2014 does 25% gross, and 15% net. Looking at cost of similar units in my building today and I would gross over 13% and net almost 9%. Prices have gone up, but there is still a n...

re: Kid Walks Up To My Daughter - blupony
When my son was in 6th or 7th grade there was a girl who said in class, "If i had a gun I would shoot you". Several parents reported it to the principal and the answer we heard back was "She said 'if' she had a gun. Since she did not actually have a gun, it wasn't a real threat". This was about 8...
