Amazing what common sense and decency will do.
Have you even had a situation where you've had to move to a new, mostly unknown place with neighbors you did not know?

I'd love to know which common sense techniques you applied to 100% know you had zero chance of having shitty neighbors...

And again with the "nosy bitches" comment, just proves you're clearly naive and think the HOA horror stories are all true for every HOA. You seem pretty out of touch with the reality of this discussion, to be honest.

Yea, I thought he lived way out in the woods and assumed no neighbors, but didn't mention that as I assume he hasn't lived like that his entire life, and he said he has had neighbors before and magically knows how to tell if they're shitty or not, still wondering how he does that.

You're Ceding sovereignty of property to another group of people, so.. another level of governance.

But don't get so bent out of shape over simple criticism of HOAs. You really seem invested.

You on the board?

I seem about as invested as you, I guess we can add that lack of self awareness that you don't realize you're arguing the same topic that I am.

No, sounds like you got your shite kicked in by some "nosy bitch" once in an HOA and now you're bitter. See how easy it is to make silly assumptions? Fun!!

I just laugh at those who aren't willing to even try to see the benefit to both sides of the coin here.

Id lean more towards "never lived in one and takes horror stories as fact"

I feel no pity for people who chose to buy in a neighborhood with an HOA who bitch about the oversight on rules they broke.

I've never had one brother.

Thank god.

But I understand some people are less tolerant and secure than others, so there are definitely needs for these HOAs.

So I have an HOA and a pond behind my house. I put a fence up to the pond and got a letter from the HOA stating that Even though I am on my property, I have the fence too close to the water and that I am in violation of the covenants. If I refuse to move it does anyone know what they can do?

Is the pond stocked and there for residents recreation? Yeah, they put that in the covenant so everyone could have access to the pond. You are the dickhead who decided to block it off.

Oh I do. Some people need them for peace of mind. I certainly acknowledge the benefit fit those types.

Yea, that's the likely case for sure.

Right. And just do your homework. I had a realtor with 35 years experience in this town, so he knows these HOAs really well. It doesn't guarantee I'm going to get the best HOA, but just playing the odds and ensuring you're asking those questions and have someone experienced to answer them before buying.

Ha ha, Eagle River was very nice for Alaskan standards. It's Anchorage's North Shore or was, hadn't been there in awhile.
