I may be in the minority; I live in TX, so it’s not out of the norm to have Hispanic neighbors. Mexicans are usually pretty easy to get along with, and jovial. Central Americans don’t have much of a sense of humor

It's funny, people that haven't married into a Latina's family don't understand that it's really the other way around. The women will control the money, most of the decisions, etc.
Eventually the kid (US citizen I'm sure) is going to have a birthday. OP will know when it happens. Bring over a case of Modelo or Tecate, and you will open up a supply of tamales, etc., that will appear out of nowhere. Oh, and that birthday party for babies/toddlers will go on to 3AM.

Every time I've lived by Mexicans after the initial awkwardness it turned out awesome. They love to feed you and the food is freaking great. Need some help on a job at the house? No you don't they already fixed it.

Even in Katy, ithey tend to congregate in the "build to rent" sections of expensive neighborhoods, and pack too many people into a $350k house. The first rental I looked at was in Tammaron, and there was a car missing a wheel across the street. You can usually tell by how shitty the yards are.
ETA, the Vietnamese guy next to me has between 3-5 cars in his driveway, but I've only ever seen the dad, not even any kids or grandparents.

Too many bullshite red flags in OP for this to be anything more than a troll, but in case the base of the story is real- I agree with the guy who said she probably speaks very little English and has never seen an episode of Leave it to Beaver and doesn't know what "normal suburban behavior" is, and could even have some social anxiety issues.
