This will likely just bring about a new way to skirt the rules... you aren't doing short term rentals, you are letting your inlaws stay at the house nod wink.

ban on all STR in New Orleans

Great.

"Housing for profit" is bullshite, and is fricking up (has fricked up) the housing market.

Whether it's STRs or corps buying houses that they then lease (that would otherwise be bought and sold) - all that shite needs to go.

Go profit off of people's education and cancer treatments like a normal American.

The murder and carjacking problems have now been solved! Helena Moreno is a hero!

It is possible that their constituents want something done about STRs being almost a majority of houses on a block or the revolving door of bachelorette parties next door to them.
They can rent the house next to me. No problem here.

How the hell is AirBnB or VRBO predatory? They don't own the properties, just provide a platform for people to rent them out. Non-commercial STR's? So they want to frick any mom & pop or family that wants to rent out their flat? The city is just mad they're getting fricked out of their expensive arse hotel fee/taxes

Because it depletes (sometimes greatly, depending on the area) the housing stock?

I don't know if that qualifies as "predatory", but it sucks arse if you'd like to say, buy a house somewhere and (gasp) LIVE in it.

The hotel commission must have seen a big down turn in hotel room occupancy so they’re lobbying shutting down STR.

It’s also killing neighborhoods

this is talking point with new orleans people i've heard a bunch and i don't really buy it.

I am not saying STRs don't squeeze the housing supply but they are used as a boogyman for all of New Orleans housing problems.

New Orleans needs to build more apartments and townhouses. New Orleans housing is more expensive than Houston and has been for decades.

The fun thing is the uptick in new construction below tracks with Airbnb becoming popular in 2016-2018

At the rate things are going, they wont have to ban it because you wont be able to pay people to visit new orleans

Wouldn’t poverty, drugs, unemployment, and crime do a lot more to kill a neighborhood than a cluster of Airbnb’s?

So stupid only NOLA would propose it.

Probably the hotels behind the push to ban it.

Nah, it’s a citizen push. The already poor Middle working class Can’t find or afford housing.

This could cause a huge housing cost crash.

So many people own airbnb properties and they are all going to try and sell them at the same time.

I do foresee years of lawsuits over this though.

They cannot do anything close to a homestead exemption requirement. They already tried that and it was ruled unconstitutional when someone who lived in Texas sued because he wouldn’t have been able to STR his many Nola properties.

He was the exact STR scenario the city council was trying to prevent and a judge ruled in his favor.

When they deliberated and got input from locals on a new plan (over many, many months) several of the City Council members were very open that if a legal consensus could not be reached, they would ban residential STRs outright.

I guess we’re there.

Not a lawyer, but in the development world. This still bothers me, if the homestead exemption for STRs is unconstitutional, doesn't that also mean homestead exemptions as a whole might be unconstitutional? I disagree with the judge on STRs and I like my homestead exemption and think they are good public policy.

This is all about money and who's getting it. Yeah, with all the problems in various neighborhoods throughout the city, parties and sometimes cramped streets for passage is cause for the ban? What a joke. Seems that there are much more pressing issues they could be focused on. Its always about money.

I get the notion of people buying a home and not wanting to love next to this. But there are already ordinances gor this.

It just needs to be regulated better. They are too stupid to do that though. I don’t think there are enough to crash the housing market but maybe I’m out of touch

I know this sounds witty to you, but you also need people to work at those hotels and restaurants and in general jobs all around the city.

It's cute that you think this is about hotel employees vs the exorbitant hotel taxes in NOLA.

Haha, we were just talking about this yesterday in the other thread.

Oh and an update on my STR which had turned LTR. The shirtless roid head looks like he stole a temp tag and put it on his jacked up F250. I kid you not, the temp tag is for a 2009 honda civic. The joys of my life.
