True. Idaho's beauty blew me away in my PNW move in the 90s. That said, the 100yo 3 bedroom that I live in that's ridiculously valued near the same will probably still be here when that "dream home" is gone.

Quick head math, something like $150/sf if you subtract the lot price. Pretty standard. For comparison, I've built as my own GC for $80-$100.

There should be some type of realtor regulations on this.
When we were looking for homes a few years ago, it seemed that some listings included basement, garage, etc in their sq. ft postings.
IMO, it should be required to list as follows:
X sq.ft HVAC/ living area
Y sq.ft. garage/ storage, etc.
Z sq.ft unfinished/non AC such as basement or walkin attics that could be upgraded later.

To get 8200 living, you'd be building 13k, most likely.

Custom houses around me sell for $200-225/ sq ft living.

Builders aren’t any cheaper.

$150/ft gets you in a DSLD/ DR Horton home

I spent 5 years touring the west back in the mid-2000s. Idaho was one of the most inviting places I spent any time within. Would love to spend more time there. Had never given much thought to Idaho before.
Family is the only thing that keeps me in the southeast.

There are many misinformed people in this thread if they think you can build 8200 living for that cheap.

I'd like to see the qualiy of his trim work.
He's already skimping on insulation and HVAC.
