I know renting may feel like pissing money away at first, but if you really sat and fleshed it out for the first year I bet you'd feel better. No prop tax, gen maintenance, homeowners insurance, lower commute expenses and other crap I'm not thinking of. Most of all, your peace of mind especially making the right/best move in 1-2 years. No need to live in The Village apts alone having pissed off the Mrs because of muh Little Elm.

unless your budget is relatively huge, moving from oos with no prior experience in DFW (or any similar metro area) and immediately buying is kind of insane to me

Also keep in mind rush hour starts around 3pm-ish and goes to 7pm-ish

Well, admittedly I have no clue what the difference is. All I know is these were one of the two. Heard them referenced by the two names commonly and once you see them, you know who they are. It's hard to describe what inbred looks like, but they all have a look of inbreeding.

You wouldn’t want to look at Heath if she’s working downtown. Construction on 30 and they are just starting construction on 80. That’s the only two ways to get to Heath. I take 80 12 miles to and from work. It’s 30 minutes in the morning and 45-60 minutes in the afternoon.

Maybe look towards Waxahachie. I think there are some good school districts down there. Now 35E can be a bear so the commute for her may be rough.

Don’t get me wrong Dallas seems like a great place to be when you’re single and maybe even with little kids but once you need to send them to elementary or junior school I don’t get how it’s feasible unless you make a frick ton or you don’t have to commute to the office every day.

What are you basing this opinion on? DISD has many great elementary schools and their Middle school and HS magnets are some of the best in the country. I've had friends who went private and friends who went public and they are all successful. Are there bad schools in DISD? Absolutely, but those schools are in areas you generally wouldn't buy in anyway. And actually, if you live in those bad areas you have the right to transfer your kid to any other school in DISD.

35 should be close to being done between Wax and Dallas. Believe it has moved down closer to the split at this point

Red Line, I rode it for 2.5 years commuting to my job off of Bryan Street. I lived in Allen near the border with Plano and would drive 10 minutes to the Parker station to catch it. It's worth it in my opinion. It cut an hour off my total commute time and I put way less miles on my car. My company gave me a $100/ month stipend for my DART pass. Most companies downtown do.

Magnets are really hard to get into, especially of you're a new resident. They usually don't take new applications after New Years unless you know an employee with the district. OP is from Shreveport and hasn't bought a house or even accepted a job yet.

You're kind of right, it's very hard to live there (especially if you're a newcomer with kids) on anything below $80k. There's takeaways, while real estate and property taxes are ridiculously more, public services are way better. My kids went to high performing brand new schools, our rec center/library was nicer than Red's in Lafayette, cops/firefighters didn't take 20+ minutes to respond to anything, and none of the roads had potholes.
Like I said earlier, it probably has the best white collar job market outside of NY and California. My first job paid me around $50k. I got promotions or moved companies every 2 years and worked my way to 100k after my first 8 years out of college. Companies move to places like Dallas to access local talent.
If all I could afford was a neighborhood in inner city Dallas, I would probably just stay in Louisiana.

I have family in Mansfield, they like it. Lots of growth south on 360 off Lone Star Rd. Nice new homes, businesses, and schools.

I admittedly have no idea what the rental market is now but before we moved out, rentals had a significantly higher per month charge than a mortage on the same house, taxes included. Interest rates may have flipped that now but at the time, it was mindboggling that anyone would rent for more than a few months to find a home to purchase.
