"Progress" is often whitespeak for exploitation.
Notice that your example is "white neighborhoods get new things." This is not gentrification because it is improvement (a new Neiman Marcus), not displacement.
Gentrification is one group, more affluent and almost always of the dominant race, exploiting the disenfranchised and disadvantaged and gutting a long standing ethnic neighborhood.

When Jackson State University, an HBCU, received MILLIONS of dollars, they sought to expand the university. In order to do so, they had to displace many black, low-income residents. What do we call that?

Hipsters don't have money, they don't shop at Goodwill just because it's hip. Their liberal arts degrees, lack of tangible skills and/or aversion to real, professional jobs don't equate to wealth.
