I stayed in Grayton Beach State Park this past July for 28.00 a night. 8 nights. Food, Diesel from Louisiana, and the golf cart we rented, we were all in less than $1300. I’ll do that from now on

I’m here now, but I only lease for 2 weeks per year: Spring & Fall. Doubt I’d pay that to live here permanently, but it is nice to visit. Cold as a sumbitch now…

30A is terrible unless you like being crowded out by high schoolers and people on electric bicycles.

The next fad will be a return to the old Destin. Beach gentrification, if you will. Might take some time, but what goes around comes around. And there’s something to be said about a 12th floor condo with 2500 square feet right on the beach. Some might even have the old toilets with the 5 gallon flush.

It’s hard to make sense of $20 mil plus for 30a. You can buy a world class villa anywhere in the Caribbean or even an island in some locations plus a jet plus the cost to fly the jet there and back for years at a fraction of this price. It just doesn’t pencil, and it certainly won’t cash flow on the rental market and your needed maintenance reserves which most don’t account for, plus risk of a huge damage bill from a hurricane makes it even worse.
